Checked studio offers include AED 220 with VAT treatment unconfirmed, and a separate AED 269 offer excluding VAT. Their terms are not equivalent. Compare preparation, product and method, label contact time, exclusions and re-entry instructions—not just the total. Do not assume routine whole-room fogging is necessary.

The most useful question is not “How strong is the spray?” It is “What will this service do on the surfaces that matter, and how will that be documented?” A general clean, targeted surface disinfection and specialist contamination response solve different problems.

Cleaning, sanitizing and disinfecting are different scopes

The US EPA distinguishes the product claims below. Its guidance explains terminology and label use; US registration is not evidence of approval for a product or company in Dubai.

Do not treat “sterilization,” “hospital grade,” “non-toxic” or a percentage claim as a complete service specification. Ask for evidence applicable to the actual product, intended use and treatment conditions. A household service does not certify that an entire property is sterile or guarantee that occupants will not become ill.

Confirm the current payable total, minimum booking, products, preparation, access charges and any cleaning needed before or after treatment. A cheaper spray-only visit may not match a quote that includes surface cleaning. Neither a bedroom count nor a higher price establishes which treatment is justified.

Choose the service before comparing packages

  1. Dust, grease or ordinary visible dirt: define the cleaning work first. A treatment-only booking may leave that work undone.
  2. A specific surface-disinfection need: agree the target surfaces, pre-cleaning, product-supported method and safe handover instructions.
  3. Mould, sewage, flooding or a regulated setting: request the relevant specialist assessment; do not substitute a generic household spray package.

Dubai Municipality lists consumer-product registration through Montaji. Ask the provider to identify the exact product behind any approval claim and verify that information through the relevant official channel where needed. A logo on a sales page does not establish a current product registration, a company's approved activity or suitability for your situation.

Contact time matters more than a quick spray

CDC home-cleaning guidance stresses cleaning before disinfection, following product instructions and keeping a treated surface wet for the label's contact time. There is no universal dwell time for every chemical and surface. Ask the provider how this requirement will be met, rather than accepting immediate spray-and-wipe as proof of disinfection.

Keep cleaning products separate; do not mix chemicals. Tell the provider about sensitive finishes and any relevant occupant sensitivities, and agree precautions before work. Products must not be applied to people or pets. Keep children and animals away from chemicals and follow the specified ventilation and return-to-use instructions.

Fogging is not the default answer

A mist does not show that every relevant surface has received the right treatment. The EPA's fogger and mister safety guidance requires a product suitable for that application and attention to label directions, ventilation and re-entry. It warns that airborne applications can irritate the eyes and respiratory system. This is general safety guidance, not a statement that a US-authorised product is authorised in Dubai.

If fogging or electrostatic spraying is proposed, ask why it is appropriate and request the specific label support, preparation and occupancy plan. Do not accept blanket “safe for everyone immediately” claims. Choose a surface-focused scope where appropriate, and do not purchase regular whole-room fogging solely because a provider offers a subscription.

Persistent mould, flood/sewage contamination or a suspected building defect needs a separate assessment; spraying does not remove the underlying source. What to send before requesting quotes

  • Property type, approximate area and the rooms or surfaces to include.
  • The practical reason for the request and visible condition, without sharing unnecessary medical details.
  • Whether cleaning has already been done and which preparation tasks remain.
  • Food-contact surfaces, electronics, delicate finishes, pets and occupancy constraints.
  • Building access rules, preferred time and the written documentation you need at handover.

Does a deep clean automatically include disinfection?

No. Cleaning and disinfection are different scopes. Ask whether an identified product, suitable surfaces and its required application conditions are part of the written package.

Should I book home fogging every month?

There is no universal monthly requirement established here. Routine home cleaning is generally sufficient; a specific reason for additional treatment should determine the service, not the subscription schedule.

How long must I stay out after treatment?

There is no single time for all products and methods. Obtain the provider's product-specific preparation, ventilation and re-entry instructions before booking and follow them.

Does “municipality approved” mean every claim is verified?

No. Ask what exactly is being claimed: the product, the company's activity or something else. Request current supporting information and verify it through the appropriate official channel where needed.

Can disinfection remove mould or stop a recurring smell?

Do not assume that. A moisture problem, contaminated material or another source may need investigation and remediation. The cleaning provider should identify its limits rather than promise a spray will solve every cause.
