  • No unit inventory: a yearly price quoted without counting units and types (split, ducted FCU, package) gets re-priced or under-delivered later.
  • Unlimited free gas: refrigerant costs real money; unlimited claims hide a cap in the terms or signal top-ups instead of leak repairs.
  • No named visit schedule: if months and booking mechanics are not written down, paid visits drift into never.
  • Response as soon as possible: insist on a committed window in hours; vague wording is worthless in August.
  • Auto-renewal with escalation: check the renewal clause, notice period and price mechanism before signing.
  • Discount without a price list: 15% off an unpublished price is not a number.
  • No service report: every visit should leave a dated record of tasks and readings — the history that makes year two cheaper.
