A long checklist is only useful if the inspector can access the area, the relevant service is active and the quote states how findings will be evidenced. Ask for named inspection categories rather than a vague promise to check “everything”.

Visible snagging versus specialist investigation
A buyer can record visible paint marks, chips, cabinet alignment and doors that do not close. Do not open electrical panels, climb roofs, dismantle finishes or diagnose structural movement without the right authority and competence.

Dubai legal and building context: what the report does not decide
Dubai's rules provide important context, but a snagging company should not replace your sale agreement, developer process or legal advice. Article 40 of Dubai Law No. 6 of 2019 states that, for jointly owned real property, a developer remains liable for ten years from the project's completion certificate for defects in structural parts and for one year from handover for defective mechanical, electrical, sanitary, sewerage and similar installations. The law's application to a particular defect or property is a separate question.
Dubai Land Department's FAQ also explains that 5% is retained in a project escrow account for one year after completion as a guarantee for addressing defects that are clear at completion or appear within one year after handover. Neither statement means that every cosmetic observation will automatically be accepted, that every property follows an identical reporting window, or that an inspector can determine liability.

- Property type, bedroom count, built-up area and number of floors.
- Floor plan and the developer's finish or appliance schedule if available.
- Handover appointment, report deadline and whether the unit is vacant.
- Whether electricity, water and AC will be live and testable.
