Bird and pigeon control in Dubai is usually a measured exclusion job: protect the opening or ledge birds use, deal with existing fouling, and preserve safe access for maintenance. A small balcony netting offer is not comparable with a high-level facade project. Netting is commonly scoped by covered area; spikes by the length and width of ledge protected; access and cleanup can be separate charges.
The first question is not “Which repellent is cheapest?” It is “Where are birds entering or landing, and what must remain accessible?” This guide helps you compare a balcony, window-ledge or villa proposal without confusing bird deterrence with child-fall protection.
Dubai bird-control prices: separate the units
These public examples were checked on 16 October 2026. They illustrate different scopes and charging units, not a combined market-average range. Providers must confirm quantities, inclusions, current prices and VAT.
Published bird-control prices and their limits
| Provider example | Advertised price | What it does not establish |
|---|---|---|
| HomeXa: selected small balcony net installation | From AED 299 for a suitable compact job | Not every balcony; exact opening dimensions, access and cleaning still need confirmation |
| HomeXa: example 4 m × 2.5 m opening | From around AED 449 for selected residential openings | Not a universal AED/m² tariff or a price for multiple sides |
| The Bird Control Dubai: stainless-steel spike strips | AED 45–49 per linear metre, depending on width | Material price, not the installed total |
| The Bird Control Dubai: installation line | AED 20 per metre; listed minimum 5 metres | Fixing packs, difficult access, cleanup and VAT need checking |

A net price may depend on the vertical opening rather than the balcony's floor area. For an L-shaped balcony, a front-only measurement can omit the open side. For spikes, one metre of narrow strip is not necessarily enough to protect one metre of a deep ledge; the installer should specify the required coverage.
Compare protection for the same measured areas with cleaning and safe access separated.
Open the full bird-proofing quote comparison. Use your written prices: unknown costs remain unresolved, and comparable totals appear only after both scopes are confirmed.
Compare complete quotes, not netting against loose spike strips
Use the quote comparison tool for two proposals that protect the same agreed areas. Enter the total installed job price and add separately priced cleanup, access equipment or maintenance openings only when omitted. If one contractor leaves an exposed side unresolved, mark the scope as different rather than treating it as a saving.
Illustrative arithmetic only: a fictional AED 500 installation plus AED 150 cleanup and AED 100 access charge totals AED 750 before VAT. If every item is taxable and quoted exclusive of 5%, the total becomes AED 787.50. This explains arithmetic, not the price of a typical balcony. The FTA's standard VAT rate is 5%; confirm the actual invoice treatment.
Netting, spikes or another system?
Describe the location and bird activity before selecting a product. A sheltered recess that birds enter is a different problem from a narrow sill where they briefly land. Dubai provider Star Al Madina describes survey-led selection across netting, spikes, wire and mesh, with active-nest checks before scheduling.
Match the system to the area being protected
| Situation | Discuss with the installer | Acceptance check |
|---|---|---|
| Birds enter an open balcony or recess | A complete exclusion net across the relevant openings | No unprotected side gaps; usable doors and agreed maintenance access |
| Birds perch on a narrow ledge | A suitably specified spike or wire system | Correct width and continuous protected run, without obstructing drainage |
| Birds use a vent or equipment recess | A purpose-designed barrier appropriate to that opening | Ventilation, drainage and equipment servicing remain possible |
| Birds use several nearby surfaces | A combined survey of the affected areas | The quote identifies both protected and intentionally untreated surfaces |
Bird B Gone's technical guidance makes two useful points: mesh specification depends on the birds being excluded, and poorly tensioned netting can leave openings. Ask for the actual material, mesh, fixing and tensioning specification rather than accepting “strong net” as the entire description. Manufacturer claims for a particular product are not a guarantee for every installation.

Bird netting is not a child-safety system
Do not treat a pigeon net, its fixings or a contractor's “heavy duty” description as proof that the system can withstand a person falling against it. Keep the existing balcony barrier intact and keep furniture that could be climbed away from the edge. Never lean on the net or hang objects from it.
If child-fall protection is your primary concern, that needs a separate, explicitly assessed specification and competent installer. Our balcony safety-net guide explains the different scope. Buying bird exclusion should not create an unsupported safety assurance for children or pets.
Five details that can change the installed price
1. The full protected boundary
Request a marked photo or simple written area schedule: front opening, side opening, window ledges and any remaining gaps. Ask how columns, pipe penetrations or irregular edges are treated. If an adjacent surface is excluded, understand where birds could still land and whether that affects the area below.
2. Safe working access
Floor level alone does not describe the work. An installer working fully inside a balcony faces a different access problem from someone reaching an exterior ledge. Ask whether specialist access is required and included. Do not lean outside, climb the railing or use improvised ladders to measure or photograph the job.
3. Existing nests and fouling
Tell the contractor if there are eggs, chicks or active nests before work is booked. Do not seal birds inside, pull down an occupied nest or attempt poisoning. Ask the provider to assess a humane sequence and any relevant local requirements. Timing should follow that assessment, not an unconditional same-day promise.
Keep substantial dry droppings undisturbed pending assessment. CDC/NIOSH guidance on contaminated bird-roost material advises controlling dust and avoiding dry sweeping or shovelling. This is a precaution about safe handling, not a claim that every Dubai balcony carries a particular infection. Obtain a cleanup method, waste-handling scope and occupancy precautions appropriate to the site.
4. Future maintenance
A net must not make essential servicing impossible. Identify AC access, lights, drains and windows before installation. Bird B Gone provides access-zips and clips specifically for maintenance behind netting. Ask whether an access section is needed, who may operate it and how it will be closed correctly afterwards. Do not cut a new opening yourself later.
5. Permissions and appearance
Before external fixings are installed, ask the owner or building manager about the proposed colour, attachment method and contractor access. Requirements can vary by property; this guide does not establish a universal Dubai permit fee or approval rule. Get responsibility for approvals and any making-good work into the quote.
What a satisfactory handover should show
Review the work from a safe location with the installer. Check that the listed areas are protected, no birds are trapped, access sections operate, and the agreed cleaning is finished. Ask for photographs of inaccessible completed areas rather than climbing out to inspect them.
Record which component warranty applies to the net or spikes and which terms cover workmanship. Ask who checks loose edges, sagging or detached fixings, and what call-out fees apply. A materials warranty does not automatically pay for high-level access or cleaning during a later repair.
If fouling stops in the protected space but birds remain on a neighbouring ledge, ask whether that surface was excluded from the contract. For a problem shared across several flats, a coordinated management survey may be more useful than isolated installations. Ordinary balcony cleaning can remove everyday dirt but is not a substitute for a bird-exclusion assessment or specialist contamination cleanup.
Prepare a useful bird-control request
For bird and pigeon control, describe the property, affected openings, approximate dimensions if safely known, access constraints, active nests and whether cleaning is required. Take photos from inside the protected area only. Crop or blur names, addresses, unit numbers, labels, barcodes and unrelated people; share private access details in booking fields.
Ask for a total that separates the exclusion system, cleanup, access, approvals-related work, VAT and later maintenance. For a different pest or uncertainty about the category, use our pest-control service guide.

Frequently asked questions
How much does pigeon netting cost in Dubai?
One current provider example starts at AED 299 for selected compact balcony jobs, with a selected 4 m × 2.5 m opening advertised from around AED 449. These are provider examples, not universal rates. Confirm every open side, fixing method, safe access, cleaning and VAT in your quote.
Are bird spikes cheaper than netting?
Not necessarily for the result you need. Spikes protect suitable landing surfaces; netting excludes birds from an opening. Compare complete installed solutions for the same problem, not a material-only metre rate against a fully installed balcony job.
Can pigeon netting protect a child from falling?
Do not assume so. Bird netting has a different intended purpose. Child-fall protection requires a separately assessed system and does not replace an intact balcony barrier or supervision.
What if pigeons are nesting or there are chicks?
Tell the provider before installation. It should assess the birds, plan an appropriate humane sequence and confirm local requirements. Do not close an occupied opening or remove an active nest yourself.
Does bird control include cleaning the balcony?
Only the written scope can answer that. Ask whether it includes droppings, nesting debris, waste disposal and the whole balcony or only the fixing surfaces. General balcony cleaning and specialist fouling cleanup should not be silently treated as the same job.
