An hourly apartment-window offer is not a high-rise facade rate, and your property's internal floor area is not its external cleaning area. For a shared building, start with the owner or facilities manager. Exterior access, work zones and resident coordination should be agreed before booking; never improvise access from a window or balcony.

Public pages checked on 9 October 2026 show why a single headline is a weak budget for this category. These are separate provider advertisements, not a measured Dubai market average.

VAT, minimum booking, equipment mobilisation and building charges are not established consistently by these headlines. Ask whether each applies. A low cleaning subtotal with unresolved access costs is an incomplete quote, not necessarily the cheaper option.
Before comparing facade-cleaning totals
Use the same building brief for every bidder. Keep a proposal provisional until these five points are resolved.
- Measured scope: the same elevations, surfaces and quantities named.
- Access: site-assessed method, equipment and mobilisation costs included.
- Coordination: building manager, work-zone protection and required approvals identified.
- Exclusions: routine cleaning separated from restoration and repairs.
- Handover: final tax-inclusive total, completion evidence and unresolved areas agreed.
An unknown access cost is not zero. This checklist supports quote comparison; it does not approve the work method or replace a site assessment.
Define the area before comparing a square-metre rate
Ask the contractor to identify each elevation—front, rear and sides—and mark which panels or surfaces are included. State whether the measurement is external glass only, glass plus frames, or a mixed facade including cladding and stone. An apartment's advertised floor area cannot substitute for any of these.
If a quote uses AED per square metre, request the measured quantity, included faces and any minimum charge. If it uses a lump sum, attach the same marked scope. Both approaches can be clear; an unexplained area cannot. For example, a glass-only quote and a glass-plus-cladding quote remain different even when their headline totals match.
Also separate routine dust removal from stubborn mineral marks, paint or construction residue, sealant work and scratch restoration. Record a trial area's expected result before agreeing a restoration extra. Cleaning should not be sold as a repair for leaks, failed seals or damaged glazing.
Choose access after assessment—not by the cheapest label
HSE's window-cleaning guidance recommends avoiding work at height where practicable and selecting equipment for the actual site. Ground conditions, reach, pedestrians and weather affect the choice. This is a useful UK safety reference, not a statement of Dubai permit law.

For specialist equipment, ask the facilities manager to share relevant operating and inspection records with the contractor. HSE's specialist-access guidance also stresses equipment information, competent use and emergency arrangements. An existing cradle on the roof is not proof that it is ready for the proposed work.

Protect the finish as well as cleaning the glass
Identify the actual glazing, coating and adjacent facade materials before approving chemicals or tools. Guardian's SunGuard HD cleaning instructions, for example, warn that unsuitable cleaning can damage that product's coating and prohibit metal-blade scraping on its coated surface. This is a product-specific example, not a universal recipe for all glass.
Ask for a compatible method and a small trial area where the result or finish is uncertain. A proposal should account for frames, gaskets and neighbouring stone or metal, rather than treating the whole elevation as one washable material. Note existing scratches, chips or staining before work starts.
What the building manager should confirm
- Authority and scope: the person approving the job, elevations included and any current building or local approval requirements.
- Access and coordination: authorised roof or plant-area entry, equipment arrangements, timing and resident or tenant notices.
- People below: an agreed protected work zone, entrances, pedestrian routes and vehicle arrangements.
- Conditions and emergencies: the contractor's weather limits, stop-work decision, rescue arrangements and rescheduling terms.
- Commercial terms: access charges, water provision, reporting, VAT, cancellation and separately approved extras.
HSE's general window-cleaning guidance addresses public protection, weather and planning rescue before work. Ask the contractor and building manager to confirm the applicable Dubai requirements for the site; this guide does not grant approval.
If a company claims to work under IRATA's system, verify the relevant credentials and supervision. IRATA's FAQs specify a team of at least two, including a Level 3 safety supervisor, and prohibit lone rope-access work within that system. A worker wearing a harness is not, by itself, evidence of that arrangement.
Agree a handover that shows what was actually completed
Request photographs labelled by elevation, a list of completed and inaccessible sections, and any remaining marks or defects. One attractive front-of-building photograph does not document the rear or shaded sides. Agree when the owner or manager will inspect the result and how incomplete scope will be handled.
For a recurring contract, specify visits and review triggers rather than assuming a universal monthly rule. How much is facade cleaning per square metre in Dubai?
The reviewed sources do not establish a dependable all-inclusive citywide rate. Obtain a measured exterior scope and separately identify access, restoration extras, minimum charges and tax.
Can an apartment tenant book outside glass cleaning?
Check with the building manager first. Shared exterior access and work affecting other occupants need coordination. Do not lean out, climb railings or arrange improvised balcony access.
Does every facade need rope access?
No. The contractor should assess the safest suitable method for the particular building. Some glass may be reached from the ground; other elevations require specialist equipment or access teams.
Will normal cleaning remove all hard-water stains?
