A freshly renovated home can look finished while fine dust remains in window channels, drawer runners and skirting edges. This guide is about that final residential clean after builders leave—not the cost of the renovation, routine housekeeping or a defect inspection. Do not add different suppliers' rates together or convert these samples into a “typical Dubai price”. A bedroom package may cover a defined checklist, whereas a square-metre quote may include a different area and condition. Reconfirm current prices, minimum charges, machinery, parking, access permits and any second visit in the written offer.
Square metres, square feet, hours or a package?
1 sq ft = 0.09290304 m². A rate of AED 1 per sq ft equals approximately AED 10.76 per m². The units are not interchangeable. Agree the cleaned internal floor area; do not substitute a villa's plot size, count a balcony twice or assume glass surface area is included in the floor-area rate.
- For a fixed package, record the property size, occupied/empty status and exact checklist—not just the number of bedrooms.
- For an hourly offer, ask whether the price is per cleaner-hour or per crew-hour, and whether materials, machinery and travel are included. Three cleaners working four hours is twelve cleaner-hours, not four.
- For any minimum charge, ask whether it applies before or after extras. The tool below applies the minimum to the base work before separately entered extras.
- If VAT is included, do not add it again. If it is explicitly excluded and applicable, add 5%. If the quote does not say, the final payable total remains unconfirmed.

Worked example—not a supplier quote: 100 m² at AED 10/m² gives AED 1,000. A confirmed AED 600 minimum does not change that base. Add AED 100 of extras and, if VAT is excluded, AED 55 VAT: AED 1,155 total. A fixed AED 1,155 VAT-inclusive quote has the same arithmetic total, but could still cover different work.

Protect new finishes: residue is not always removable dirt
Tell the cleaner what was installed and retain care instructions. “Strongest chemical” is not a quality standard. The Natural Stone Institute warns against acidic cleaners on calcareous stone such as marble and limestone. An etched dull patch may require restoration rather than another clean. FILA's cement-residue cleaner data sheet likewise excludes acid-sensitive stone, even though it describes use on compatible ceramic and porcelain surfaces. Product and finish compatibility matters more than a generic promise to remove grout haze.
For glass, Pilkington's care guidance explains why abrasive material and steel blades can damage the surface. Ask for a non-scratch method suitable for the installed coating; do not approve scraping unknown glass. For timber, laminate and new cabinetry, follow the exact manufacturer's moisture and curing instructions, test inconspicuously and avoid soaking vulnerable edges.
Dust must be controlled, not simply moved into the air. HSE construction-dust guidance recommends suitable dust-control methods and extraction for the material involved. This is technical guidance, not a Dubai licensing rule. Ask the contractor to assess fine construction residue, select suitable equipment and PPE, and avoid dry sweeping or blowing dust through the home. Do not assume a household vacuum is suitable for every building-dust job.
Does post-renovation cleaning include the AC ducts?
Not automatically. Wiping a grille does not clean the ductwork behind it, the coil, blower or condensate tray. The US EPA guidance does not support routine duct cleaning for every home and recommends protecting HVAC openings during dusty construction. If debris entered the system, ask for an assessment and separately specified work. Compare the AC component-cleaning scope with the duct-cleaning scope before adding either to your order.
Who removes the rubble?
Agree this before the cleaner arrives. Bagging light debris to an approved building collection point is not the same as transporting rubble off site. Dubai Municipality's waste-management information distinguishes waste-management activities and requirements. Keep construction rubble, paint containers and unidentified material with the renovation contractor or an appropriate waste provider; do not assume household bins or a free bulky-item service accept them. When to book: coordinate the final clean with the trades
- Finish or isolate sanding, drilling and cutting. Confirm material-specific curing periods with the installer before cleaners treat fresh grout, paint or sealant.
- Confirm working water and electricity, safe access, building-approved hours, lift/loading arrangements and who removes bulk waste.
- Photograph pre-existing scratches, chips and unfinished items before cleaning starts. Clear cabinet contents and protect belongings where the home is occupied.
- Inspect the result in useful light: tracks, cabinet corners, skirting edges and glass—not only the middle of the floor. Distinguish remaining soil from material damage.
- Record unresolved items. If snagging brings trades back, agree whether a second touch-up clean is included rather than assuming the first crew will return free.
Send one useful brief to every provider
Include apartment/villa, cleaned area and unit, work completed, current dust/residue, known finishes, occupied/empty condition, window and cabinet scope, utility availability, access hours, debris volume and handover date. Is post-renovation cleaning the same as deep cleaning?
They overlap, but construction dust and residue need a different assessment from ordinary grease, limescale and household dirt. Book by the actual condition and checklist, not the service label alone.
Do Dubai cleaners charge by sqm or sqft?
Some advertise square-metre rates; others use property packages or hours. Confirm the unit on your own offer. The calculator can convert either area unit and compare the arithmetic without assuming one universal tariff.
Will every paint mark and grout stain be removed?
No honest quote can guarantee that before inspecting the finish and residue. Cured adhesive, coating damage, scratched glass and etched stone may need specialist treatment or repair. Approve a compatible test method first.
Should snagging happen before or after cleaning?
The stages can overlap: an initial clean may reveal defects, while remedial trades may create new dust. Coordinate the inspector, builder and cleaner and state how many cleaning visits the quote covers.
Can I use bedroom count instead of floor area?
Only when the supplier is genuinely quoting a bedroom-based package. It is not a reliable substitute for measured area when comparing per-square-metre offers.
Is a cheaper total the better quote?
