Garage Door Installation Dubai: Types, Fit & Quote Guide

Plan a new or replacement garage door in Dubai. Compare door types, opening clearances, safety features and complete installed quotes before ordering.

A new garage door is a complete moving system, not just a panel that matches the villa. For garage door installation in Dubai, the useful comparison is a surveyed door, tracks, balancing hardware, operator, safety devices and installation package for the same opening.

Quick answer

  • Choose complete installation or replacement when you need a new door system. A remote, motor, spring or track fault may need repair instead.
  • Sectional, roller and outward-opening designs use space differently. Opening width alone cannot confirm which system fits.
  • Ask for the installed total, safety specification, removal, power provision and VAT basis in writing. A supply-only door price is not a completed project price.
  • Do not operate an unstable door or attempt spring, cable or heavy-door work yourself.

What does a new garage door cost in Dubai?

Price one complete door system per measured opening, then separate any building work. The sources reviewed on 15 October 2026 did not establish a consistent, like-for-like installed market range: packages vary by dimensions, panel specification, motor, included protection and payment terms. We therefore use your written quotes below rather than inventing a citywide average.

Local suppliers illustrate the differences. Davies Group describes several residential door styles and automation options; BAB ALSARAY specifies sectional packages and an opening survey. Their public offerings are examples of scope, not evidence that the same package fits your property or that either company is available through Bestimate.

If the existing door is generally serviceable and the problem is a particular component, start with the garage door repair guide. Ask the inspecting specialist to explain why full replacement is necessary before comparing new systems. A driveway swing or sliding gate is a separate product.

Compare complete installation quotes

Use the calculator for two quotes covering the same number of openings and the same specification. Enter the whole-project amount once, add only confirmed excluded work, and keep unquoted items unresolved. It does not measure your opening, determine safety or verify a supplier.

Illustrative arithmetic, not a market estimate: an invented AED 10,000 package plus AED 1,000 of separately quoted work totals AED 11,000 before tax. If both amounts exclude applicable 5% VAT, the total is AED 11,550. A VAT-inclusive quote must not receive VAT again. Deposits change the remaining balance, not the project price.

Compare the same complete residential door system for a surveyed opening. This is not a motor-repair estimate or a price per door panel. Enter written project totals and confirm that a provider accepts the exact installation scope.

Open the full garage door installation quote comparison. Unknown costs stay unresolved; no complete quote comparison appears until both quotes have the same confirmed scope. This tool uses your prices, not an automatic market estimate.

Sectional, roller or outward-opening: what fits?

Manufacturer descriptions from Hörmann's sectional range and roller range show why the travel path matters. Exact headroom, side clearances, fixing details and safety requirements must come from the selected system's documentation and a site survey—not a universal dimension from another model.

Door arrangementSpace to reviewDecision question
Sectional overheadPanels and tracks travel up and beneath the ceiling; operator arrangement also occupies spaceWill tracks or the open door conflict with storage, lights or services?
RollerCoil/hood and guides need a suitable fixing position and clearancesWhere will the hood sit, and what clear opening remains?
Tilt/up-and-over or side-hingedThe selected design may need a sweep area outside or inside the openingCan it open without striking a parked car, walkway or boundary?

Ask for a drawing showing the final clear vehicle passage, not only the nominal order size. Plan garage cabinets and overhead storage around the approved door travel and maintenance envelope. Do not move a spring, track or operator to make a storage unit fit.

Ask the surveyor to include the threshold and perimeter seals in the installation scope.

What should the survey settle before you pay?

  • The opening: measured width, height, headroom, side room, garage depth, floor level and the condition of fixing surfaces.
  • The specification: panel material, insulation if needed, exterior finish, corrosion suitability, seals and any glazing or pedestrian-door option.
  • The movement system: matching tracks, balancing hardware and operator sized by the specialist for the actual door and expected use.
  • Safe operation: agreed protective devices, commissioning tests and an explanation of manual release and power-failure access.
  • The interfaces: power point, wiring route, lighting, storage, drainage and whether civil work is needed before fitting.

Insulation is a product choice, not a promise of a cool garage. Ask for the actual door performance and sealing specification, particularly if the garage connects to the house. Coastal exposure also deserves a specific finish and warranty discussion. The manufacturer, installation location and maintenance conditions matter more than a generic “rust-proof” label.

Approval, removal and handover: the easy omissions

Confirm owner permission and community requirements before changing the external appearance or opening. For example, Emaar Community Management directs residents to its modification guidelines and permit process; this is not a universal rule or fee for every Dubai door. Our renovation permit and NOC guide explains the broader planning questions.

Agree the programme in stages: survey, written specification, permissions if needed, stock or manufacture, installation and handover. A short installation visit does not mean a custom door is available tomorrow. Keep the final payment milestone tied to the agreed deliverables, not merely delivery of unopened components.

What to send with your enquiry

Provide safe ground-level photographs from outside and inside, approximate opening dimensions if already known, the desired finish, number of doors, property/community and whether this is a new opening or replacement. Show nearby ceiling storage and lights. Redact house numbers, vehicle plates and access codes where unnecessary; never share remotes, passwords or security credentials.

If the old door is crooked, off-track, hanging unevenly or has a suspected broken spring or cable, stop operating it and keep people clear. Do not stage a movement video or pull a release simply to obtain a quote. Request a safe professional assessment first.

Frequently asked questions

Can I replace only the motor instead of the whole garage door?

Possibly, after the door and operating system are assessed. A new motor does not resolve an unsuitable, damaged or unbalanced door. Use the repair route for component faults; use installation when the agreed scope is a new complete system.

Can a sectional door fit a low ceiling?

Some systems offer different track arrangements, but suitability depends on the exact opening, headroom, side room and operator. Ask for a measured drawing and the selected manufacturer's requirements rather than accepting a generic minimum clearance.

Are safety sensors included in an automatic garage door quote?

Do not assume so from a headline package name. Require the complete protective-device specification and commissioning tests in writing. The installer must confirm the protection required for the actual door, controls and operating conditions.

Does replacement include taking away the old door?

Only when written into the scope. Confirm dismantling, disposal, old fixings, surface repairs and temporary security separately, especially if the opening cannot remain unsecured between visits.

Can I order the door online and hire someone to fit it?

Only after the installer accepts the exact product and confirms dimensions, components, suitability and warranty responsibility. Buying first can leave you with a door that does not fit or an incomplete operating system.

Sources and pricing method

Reviewed 15 October 2026. The supplier, manufacturer and community sources linked above support scope and planning checks; they do not establish a universal installed price or endorse Bestimate. Calculator amounts come from the reader's quotes. The tax example uses the FTA's standard 5% VAT basis only where confirmed applicable and exclusive.
