A carpet price per square metre is useful only when you know what happens between the sample and the finished floor. For carpet installation in Dubai, compare the selected product, the quantity actually ordered, the fitting method and the preparation—not just the room's floor area.

Quick answer: what should a carpet fitting quote include?

  • Identify the carpet by product code, colour, backing and intended use, with a physical sample approved before cutting.
  • Separate measured room area from chargeable carpet quantity. Roll width, joins, pattern matching and minimum orders can change the bill.
  • Confirm underlay or adhesive, old-floor removal, preparation, furniture moving, thresholds, stairs, delivery and VAT.
  • Stop before covering dampness or an unresolved leak. A new carpet is not a repair for the floor beneath it.

This guide covers new fitted carpet and replacement flooring. If the carpet is sound and the issue is dirt or staining, start with the carpet cleaning guide instead.

Dubai carpet prices: read the package, not just the number

These public examples were checked on 13 October 2026. They are advertised provider figures, not a Bestimate transaction average or a guaranteed installed price. Different products and exclusions prevent a single reliable whole-market rate.

Public exampleAdvertised amountScope to check
Floor Land: wall-to-wall carpetAED 35–450/m² across its listed rangeDelivery and fitting described as included; standard underlay applies to stretch-in installations. Minimum order 10m². VAT shown separately.
Floor Land: carpet tilesAED 75–130/m²Confirm the exact tile, backing, adhesive and floor preparation. Do not assume stretch-in underlay is part of a tile system.
Nova Floor: entry supply-and-fit offerFrom AED 35/m²Starting offer, not every product. Stairs and custom shapes quoted separately; VAT is not specified beside the price.

Floor Land's price and inclusion page lists old-floor removal, levelling, heavy-furniture moving and upgraded underlay separately. Nova Floor's supply-and-fitting page also makes the final amount dependent on the product and measured job. Ask for the final VAT-inclusive payable total in your own written quote.

A broad product range is not a sensible budget for one room. Shortlist two suitable carpet specifications, then request a complete quote for each. Do not multiply a premium sample by an entry-level advertised rate.

Compare the complete carpet installation cost

The quote-comparison tool uses your providers' amounts. Enter the carpet or package charge, then the separately priced preparation and finishing work. An included item should not be added twice; an unquoted necessary item should stay unresolved rather than becoming zero.

Compare complete fitting proposals for the same measured rooms and carpet specification. Product price alone does not include every installation cost.

Open the full carpet installation quote comparison. Unknown costs stay unresolved; no complete quote comparison appears until both quotes have the same confirmed scope. This tool uses your prices, not an automatic market estimate.

Illustrative arithmetic only: if a written offer charges 24m² at AED 80/m² and AED 300 for agreed removal, the subtotal is AED 2,220. If that quote explicitly excludes 5% VAT on both items, the payable total is AED 2,331. Those numbers are an example, not researched room prices. If preparation is still unknown, the final project total is still unknown.

Room area is not always the billed carpet quantity

Measure rooms separately for an initial brief: length × width gives the floor area of a simple rectangle. Record alcoves, door recesses, stairs and awkward corners rather than folding everything into one guessed total. The installer should check the dimensions and cutting layout before material is ordered.

For example, a 3m × 5m room has 15m² of floor. If the chosen carpet comes from a 4m-wide roll and the agreed layout uses one 5m length, that piece contains 20m² before any extra trimming or pattern allowance. Whether the provider charges for that full piece, reuses an offcut elsewhere or offers an alternative width must be agreed. A universal “add 10%” rule cannot resolve this.

Ask for the room measurements, roll width, chargeable quantity and seam plan on the same quote. Carpet tiles may be ordered by whole boxes; retain the exact batch and spare-piece information. Do not compare one company's net floor area with another company's ordered quantity as though they are identical.

Wall-to-wall carpet, tiles or a removable rug?

FormatUseful reason to consider itDecision before ordering
Broadloom / wall-to-wallA continuous fitted appearance across a bedroom or living spaceRoll layout, pile direction, joins and the product-approved fixing method
Carpet tilesA modular layout where spare matching pieces can be usefulTile/backing specification, pattern direction, adhesive system and spare stock
Bound area rugA smaller removable covering when full-floor fitting is unnecessaryFinished dimensions, edge binding and an appropriate non-slip arrangement
Stair carpet or runnerA separately designed stair finishEach tread, riser, landing, turn, exposed edge and secure fixing—not floor area alone

Choose the actual product for the room's use. Tell the supplier about rolling chairs, pets, heavy furniture, frequent spills and cleaning expectations. Ask for its written use classification and care instructions instead of accepting a generic “luxury” or “heavy-duty” label. A soft sample alone does not establish durability or stair suitability.

Underlay, floor preparation and fitting method

The Carpet and Rug Institute's CRI 105 residential installation standard is an industry reference, not a statement of Dubai law. Its guidance and the selected manufacturer's instructions give you a useful basis for asking how the floor, carpet and installation system will work together.

  • Underlay: get a named type and specification compatible with the carpet and use. “Thicker is better” is not an adequate selection rule.
  • Base condition: have the installer assess unevenness, loose existing flooring, old adhesive and signs of moisture before fixing a preparation price.
  • Method: identify stretch-in, direct bonding or the specified tile system. They do not all use the same layers or tools.
  • Edges: identify every doorway, threshold and change of floor level. Confirm door clearance without casually authorising modifications to fire-rated or landlord-owned doors.

Where a leak or damp patch is present, investigate its cause and obtain a suitable dry, sound base before installation. For an unexplained wet area, the leak detection guide helps separate investigation from flooring replacement. Do not accept “waterproof underlay” as a substitute for fixing active water ingress.

If installation over existing tiles is proposed, ask the installer to confirm suitability for your particular floor and chosen system. Added height, tile condition, door clearances and how the installation will later be removed all need checking. For a hard-floor alternative, compare the different scope in the vinyl flooring guide.

For an apartment, check building work hours, goods-lift bookings and the route for a long roll before booking delivery. For a villa, identify stairs and which rooms remain in use. Ask management or the landlord about approval and reinstatement obligations; there is no single permission answer for every property.

Sequence dusty renovation and painting before the new carpet where practical. The CRI installation checklist recommends agreeing furniture and removal responsibilities, inspecting the carpet before fitting and planning joins. It also cautions that joins need not be invisible. Ask about ventilation and when normal use and furniture replacement are allowed for the installed system.

Send this brief, then check the handover

Send room-by-room dimensions, floor photos, your chosen sample or product code, current flooring, stairs, furniture and access information. Ask for one itemised offer that states the order quantity, installation system, inclusions, unknowns, tax, payment stages and delivery programme. Crop or blur unrelated faces, personal documents, names, addresses, phone and unit numbers, delivery or order labels, barcodes and serial labels. Keep exact access instructions and contact details in private booking fields.

Before approving the finished work, walk every room with the installer. Check the agreed colour and pattern, joins, secured edges, thresholds, door movement and any ripples or loose sections. Record outstanding items with photographs and a correction date. Keep the invoice, product specification, care instructions and separate product/workmanship terms.

Frequently asked questions

How much does carpet installation cost in Dubai?

Reviewed supply-and-fit offers start at AED 35/m², but this is an advertised entry point, not a normal price for every carpet. The product, ordered quantity, underlay, floor preparation, stairs and exclusions determine the complete quote. Confirm VAT explicitly.

Why is the charged area larger than my room?

The ordered material may reflect the roll width, cutting plan, pattern matching or box quantities. Ask for the layout and quantity calculation. Do not assume a larger amount is automatically wrong, or accept an unexplained waste allowance.

Can I keep my existing carpet underlay?

Have it assessed for condition and compatibility with the new carpet and installation requirements. Confirm the manufacturer's position and any effect on warranty before relying on reuse as a saving.

Can carpet be fitted over ceramic tiles?

Sometimes, subject to the existing floor and selected installation system. The installer must assess the base, attachment, added height, transitions and door clearance. It is not an automatic option for loose, damp or uneven tiles.

Are stair carpets priced like bedroom flooring?

Not necessarily. Stairs need a measured specification for treads, risers, turns, landings, edges and fixing. Ask for a separate stair breakdown rather than using a bedroom square-metre rate.

Does a higher carpet price include better soundproofing?

Not by itself. If impact noise or a building requirement matters, request the relevant performance evidence for the proposed floor assembly. Price, pile softness and the word “acoustic” are not substitutes for a specification.
