Quick answer: A small Dubai villa drip system can start around AED 1,500–7,000. Medium mixed or automatic systems often plan around AED 7,000–15,000, while larger, smart or difficult sites can reach AED 15,000–35,000+. Common repairs range from about AED 150–500 for diagnosis to AED 2,000–5,000 for a multi-zone overhaul, before hardscape reinstatement or major pump/tank work.
Area matters, but it is not a complete design. A 200 sqm lawn, a 200 sqm shrub garden and a 200 sqm mix of trees, planting beds and paving need different emitters, flow, zones and trench routes. This guide separates installation from repair and explains how to compare the same scope. For planting, lawn, pavers and the wider garden project, use the Dubai landscaping cost guide.
Irrigation system costs in Dubai
| Scope | Indicative 2026 range | Main price drivers |
|---|---|---|
| Small drip system | AED 1,500–7,000 | Area, beds/trees, filter, regulator and timer |
| Sprinkler system for lawn | AED 4,000–10,000+ | Pressure, head layout, zones and trenching |
| Medium villa mixed system | AED 7,000–15,000 | Drip + sprinkler zones, valves, controller and access |
| Large or smart villa system | AED 15,000–35,000+ | Area, many zones, Wi-Fi controls, pump/tank and hardscape |
| Inspection / diagnosis | AED 150–500 | Zone count, access and whether fee is credited |
| Heads, nozzles or emitters | AED 250–700 | Quantity, visit fee, flushing and adjustment |
| Pipe or drip-line leak | AED 300–1,500 | Location, excavation and reinstatement |
| Valve, solenoid or zone wiring | AED 300–1,200 | Valve box access, component and cable fault |
| Controller repair/replacement | AED 500–1,800 | Brand, station count, enclosure, module and programming |
| Pump, filter or pressure fault | AED 600–3,500 | Diagnosis, sizing, source arrangement and electrical work |
| Multi-zone overhaul | AED 2,000–5,000 | Number of failed zones, valves, emitters and controls |
These figures are broad planning references compiled from current public Dubai/UAE pages, not Bestimate transaction averages or guaranteed quotes. Advertised packages do not all include the same pipe class, valves, controller, pump, excavation, testing or reinstatement. A low headline figure can be valid for a small open-soil drip layout and still be irrelevant to a finished villa with lawn, paving and a new water source.
Estimate by sqm, zones and site condition
Installation mode starts with the irrigated area and system type, applies a small-project minimum, then adds extra zones, site condition, controls and water-source work. Repair mode prices the nearest confirmed scope and keeps buried access or hardscape reinstatement visible.
Open the full Dubai irrigation calculator to copy a consistent quote brief. The tool uses a deliberately broad AED 30–120 per sqm planning envelope across drip, sprinkler and mixed systems, then applies minimums and project inputs. It does not pretend that every square metre has the same material or hydraulic demand.
Do Dubai irrigation contractors charge per sqm?
Some do advertise square-metre rates, while others quote by garden size, zone, component list or a designed lump sum. Current public Dubai pages show a wide spread: one provider advertises about AED 20–60 per sqm, while another cites roughly AED 50–130 per sqm. Those figures should not be treated as interchangeable because their inclusions are not identical.
A useful sqm calculation needs at least five qualifiers: the measured irrigated area, planting and lawn split, number of operating zones, water-source pressure and flow, and route/reinstatement condition. A 50 sqm minimum project can cost more per sqm than a 300 sqm open site because the controller, connection, valves, testing and callout do not shrink with area.
A proper irrigation design starts with pressure and flow
Rain Bird's design manual starts with site information, irrigation requirements and water/power supply before selecting equipment and sizing valves or pipe. That order matters. Static pressure alone is not enough; the designer needs available flow and operating pressure at the time the system will run. Too many outlets on one zone can produce dry patches even when the controller and valves work.
Ask for a simple scaled layout showing the water source, main line, zone valves, laterals, emitters or heads, controller, cable route, buildings, paving and known utilities. The quote should state pipe sizes and classes rather than offering only “full irrigation.” Before trenching, community rules and buried electrical, water and communication services need to be identified.

Drip, sprinkler or a mixed system?
Drip irrigation
Drip tubing and emitters deliver water near the root zone and suit shrubs, trees, hedges and many planting beds. In Dubai's climate, it can reduce overspray onto walls and paving. The design still needs filtration, pressure regulation where required, flushing points and emitters selected for the plants and run length. A blocked or poorly regulated line can look intact while delivering unevenly.
Sprinklers
Sprinklers suit lawn where head spacing, radius, precipitation rate and pressure are coordinated. Fewer heads are not automatically cheaper if they leave gaps or overspray hardscape. Ask the installer to demonstrate coverage and adjust arcs after the turf and planting edges are final.
Mixed systems
Most villa gardens benefit from separate drip and sprinkler zones because beds and lawn do not need the same delivery method or schedule. Trees, high-sun lawn and shaded beds may justify further zoning. The controller station count should include a sensible allowance for the actual plan, not an arbitrary premium.

What adds most to an installation quote?
- More independent zones: extra valves, boxes, cable, controller capacity and commissioning.
- Finished hardscape: approved crossings, lifting and replacing pavers, core drilling or alternative routes.
- Inadequate pressure or flow: redesign, smaller concurrent zones, filtration/regulation or a properly sized pump and tank arrangement.
- Smart controls: Wi-Fi module, weather/sensor inputs, enclosure, connectivity and programming.
- Large trees and differing exposure: separate delivery and scheduling instead of one uniform run time.
- Unknown existing system: tracing pipes, locating valves and testing field wiring before reuse.
Current UAE retail listings show ordinary multi-station controller hardware in the hundreds of dirhams before modules, enclosure, cabling, installation and programming. A large “smart upgrade” allowance should therefore state exactly which hardware and labour it buys. Pump and tank work should be separated because it requires hydraulic and electrical scope beyond the controller.
How to diagnose irrigation repairs
| Symptom | Possible causes to test |
|---|---|
| One zone does not start | Program, controller output, cable, solenoid, valve or pressure |
| One zone will not stop | Debris, diaphragm/valve fault, wiring or manual bleed |
| Dry patches in lawn | Blocked nozzle, poor spacing, low pressure, tilted head or short run time |
| Plants dry at the end of a drip line | Blocked emitters, pressure loss, damaged tube or incorrect zone flow |
| Wet patch or high water use | Buried pipe leak, stuck valve, broken emitter or irrigation schedule |
| Pump cycles or lacks pressure | Source level, filter, air leak, valve restriction, controller or pump sizing |
Run the system zone by zone. Record which valves operate, observe pressure and coverage, inspect valve boxes and accessible pipe, and compare meter or usage data when appropriate. DEWA's current guidance notes that stains outside a home can indicate leaks in external pipes, connections or irrigation systems, and its High Water Usage Alert can help customers identify unusual post-meter consumption. An alert is evidence to investigate, not proof of a particular irrigation fault.
Water use and scheduling in Dubai
DEWA recommends efficient garden watering practices, including drip irrigation for suitable plants and watering during cooler periods. The correct run time still depends on plant type, soil, emitter output, season and exposure. A smart controller can improve consistency, but only after zones and emitter rates are correctly designed and programmed.
As of July 2026, DEWA's published residential water tariff uses progressive consumption slabs, adds a monthly fuel surcharge and applies 5% VAT. That makes leaks and overwatering a real operating-cost issue. Do not convert the tariff into a promised saving without measuring the old system's water use and the new design's actual schedule.
How to compare irrigation quotes
- Use the same measured area and layout: distinguish lawn, beds, trees, paving and separate garden areas.
- Require pressure and flow evidence: state when and where they were measured.
- Compare the zone schedule: list zone purpose, valves, emitters/heads and controller stations.
- Specify components: pipe sizes/classes, filters, regulators, valves, boxes, cable and controller model.
- Separate civil work: trenching, paver lifting, drilling, backfilling and exact reinstatement.
- Define testing and handover: leak/pressure test, coverage, flushing, controller program, as-built sketch and user instruction.
- Compare commercial terms: VAT, exclusions, lead time, payment, material warranty, workmanship warranty and return visits.
Bestimate comparison tip: upload the same garden sketch, approximate sqm, planting/lawn split, water-source photo and problem video once. Then compare multiple irrigation quotes for free using the same zones, components and reinstatement scope.

Frequently asked questions
How much does an irrigation system cost for a Dubai villa?
Use roughly AED 1,500–7,000 for a small drip layout, AED 7,000–15,000 for many medium mixed villa systems and AED 15,000–35,000+ for larger, smart or difficult sites as broad 2026 planning ranges. A measured design and itemised quote are still required.
Is AED per sqm a reliable way to compare quotes?
Only when the same scope is being priced. Confirm system type, project minimum, zones, pressure/flow, controller, water source, trenching and reinstatement. A lower per-sqm rate that omits valves or paver reinstatement may be more expensive after variations.
How much does irrigation repair cost in Dubai?
Diagnosis commonly plans around AED 150–500. Heads or emitters may be AED 250–700, valves or wiring AED 300–1,200, controller work AED 500–1,800 and a multi-zone overhaul AED 2,000–5,000. Buried access, pavers and major pump/source work can add more.
Do I need a smart irrigation controller?
Not always. A correctly designed basic multi-zone timer can perform well. Smart control is useful for remote access, seasonal adjustment or sensor integration, but it cannot correct poor zoning, inadequate pressure, blocked emitters or an inaccurate schedule.
Should drip and sprinklers run on the same zone?
Usually they should be separated because they deliver water at different rates and suit different planting. Separate zones allow appropriate pressure regulation and run times for beds and lawn.
Does the price include VAT?
Not automatically in this guide or calculator. UAE VAT is generally 5% for taxable goods and services, but advertised prices differ on inclusion. Add VAT only when the written quote says it is excluded.
