Microcement can give a Dubai home a continuous, softly textured floor or wall finish without the grid of conventional tiles. The important buying decision is not just the colour: it is whether the proposed coating system suits your existing surface and how much preparation the complete job includes.

Quick answer: public Dubai/UAE listings checked on 14 October 2026 include microcement floor installation at AED 210–400 per m² from one provider and a starting floor rate of AED 250 per m² from another. Minimum project charges, substrate repairs and wet-area specifications can change the total substantially. These are separate provider advertisements, not a Bestimate market average.

  • Over existing tiles is conditional: the base must be assessed, not simply covered.
  • A decorative finish is not automatically a waterproofing system: shower applications need an explicitly suitable full build-up.
  • Buy an agreed sample and method: product system, texture, preparation, joints, sealer and handover conditions should be written down.

Microcement prices: compare the area and the minimum job charge

The measured area is the surface being coated. A bathroom floor measurement does not include its walls, niche returns, vanity or other detailed surfaces. Ask for a quantity breakdown before comparing per-square-metre prices.

Dusk & DuneFloors 210–400/m²; walls 190–295/m²; bathrooms/wet areas 190–400/m²Provider-published supply-and-install ranges excluding VAT. The page also states an AED 14,000 + VAT minimum project value. Confirm the precise wet-area system and preparation allowance.
TruCoFrom 210/m², supply and applyAn overall starting rate, not a separately specified shower or floor rate. Substrate, area and finish determine the written quote; VAT and minimum job value need confirmation.

Why the minimum matters: multiplying 20 m² by a quoted AED 250/m² gives AED 5,000 before any extras or tax. If that hypothetical quote also has an AED 14,000 minimum, the base becomes AED 14,000—not AED 19,000. This is arithmetic demonstrating how a minimum works, not a combined offer from the providers above.

All figures are indicative public planning references, not quotes. Compare a complete written project price once the measured surfaces, preparation, detailed edges and tax basis are known. Do not treat the lowest advertised wet-area rate as proof that waterproofing or drain detailing is included.

Compare complete microcement quotations

Enter each provider's whole-job quotation in the tool, with measured quantities and any minimum charge already applied. Add only excluded amounts for substrate preparation, wet-area work, detailed edges, and protection, access or handover. Leave unpriced work unresolved rather than estimating it from an unrelated floor rate. The project count is fixed at one; this comparison cannot establish technical suitability.

All amounts charged by one provider must use the same confirmed VAT basis; ask them to normalise mixed inclusive and exclusive lines first. Enter customer purchases at their final receipt total, including any retail VAT and delivery. Direct authority or community fees and refundable deposits stay outside the result. Do not subtract a booking deposit from the total contract cost.

Compare the same assessed surfaces and named coating system. This tool uses confirmed whole-project prices, including applicable minimum charges; it does not generate a generic square-metre estimate.

Open the full microcement project quote comparison. Unknown costs stay unresolved; no complete quote comparison appears until both quotes have the same confirmed scope. This tool uses your prices, not an automatic market estimate.

Illustrative arithmetic only: AED 14,000 confirmed project amount after the provider's minimum charge plus AED 2,000 separate preparation equals AED 16,000 before VAT, or AED 16,800 when both exclude 5%. Do not add the minimum charge on top of a total that already applies it.

The FTA standard VAT rate is 5%; apply it only to provider-confirmed VAT-exclusive taxable amounts.

Where microcement makes sense—and where to pause

Start with one surface and one performance requirement. A dry feature wall is mainly an appearance decision; a kitchen floor adds wear and cleaning; a shower adds water exposure and drainage. One product label should not stand in for three different specifications.

Proposed surfaceUseful question for the applicatorDo not assume
Living-room or bedroom floorHow will the base, joints, doorway levels and furniture loads be assessed?A decorative overlay levels an uneven floor or repairs movement
Feature wallWhich sample, texture, corner detail and sealer are included?A small wall will be charged only as area multiplied by headline rate
Bathroom or showerWhat is the complete approved-for-this-use build-up, including waterproofing and drain connections? An attractive sealed sample proves a leak-resistant shower assembly
Stairs, counters or exterior surfacesDoes the named system cover this use, exposure and detailing? An indoor wall specification applies to every surface

Can microcement go over your existing tiles?

It may be possible, but “no demolition” should remain conditional until the applicator has inspected the surface. Ask what their assessment covers: loose or damaged tiles, contamination, moisture, changes in level, old repairs and existing movement joints. Get the remedial work priced separately where its extent is uncertain.

For example, Creativo's application manual allows overlaying suitable, sound tiles but requires unsuitable damaged bases to be corrected. It also requires existing control joints to be respected through the finish. “Seamless appearance” should therefore not be sold as a promise that every construction joint can disappear.

Preparation is system-specific. Topciment's Efectto Quartz technical sheet calls for a sound, level, clean and dry substrate and a preparation strategy suited to that base. Ask for the actual product documents and moisture-assessment method; do not substitute a generic internet drying time.

If the main problem is isolated loose tiles or failed grout, compare local tile and grout repair first. A complete decorative overlay is a different purchase from fixing a small defect.

Bathrooms need a system, not just a sealer

Ask the contractor to name every layer and who is responsible for the waterproofing below or within the specified assembly. Product claims differ: Topciment describes Efectto PU as waterproof before sealing, while other microcement systems depend on different preparation and protective layers. That does not make any generic microcement-and-sealer combination a substitute for a designed shower waterproofing system.

The full wet-area proposal should identify floor falls, corners, movement joints, penetrations, the drain interface, the finish's wet-use suitability and the testing method. The Creativo manual separately addresses shower waterproofing where required, drain detailing and a wait before first shower use. Follow the selected manufacturer's current instructions; do not transplant one brand's method to another.

If your bathroom already leaks, investigate and resolve the cause before choosing the decorative finish. Our bathroom waterproofing guide explains that separate scope. Do not accept a new colour coat as a diagnosis or leak-repair plan.

How to approve the appearance and compare installers

Ask to see a cured sample with the proposed final sealer in your room's light. Agree on colour variation, trowel texture and gloss together. A photograph on a phone is not a finish specification, and a small smooth swatch does not establish the appearance of corners or a large floor.

  • Relevant experience: ask who will apply the system and for examples of that system on the same type of surface. A general renovation business is not automatically a specialist microcement applicator.
  • Written build-up: identify manufacturer, preparation, reinforcement where specified, base/finish layers, sealer and edge details.
  • Commercial boundaries: record measured surfaces, the minimum project charge, repair allowances, VAT, protection, furniture movement and fittings that must be removed and reinstated.
  • Aftercare: obtain permitted cleaning products, maintenance instructions, repair expectations and written warranty exclusions. Ask whether a local repair could remain visible.

For a garage or another functional coating brief, compare the distinct epoxy flooring specification and preparation guide. Microcement and epoxy should not be treated as interchangeable products merely because both can create continuous-looking floors.

Plan access, curing and the quote request

Tell providers whether the home is occupied, whether furniture can leave the room, how materials reach the property and which other trades still need access. Confirm building or community requirements before work starts. Ask for separate dates for light foot traffic, furniture return, cleaning and water exposure; “application complete” need not mean ready for every use.

Provide rough dimensions and photos of the whole surface, edges, existing joints and visible defects. Say whether the request is for walls, floors or a wet area and whether you are changing any sanitaryware or doors. Crop or blur names, addresses, phone/unit numbers, labels, barcodes, serial numbers and unrelated faces. Keep access and contact details in private booking fields.

Frequently asked questions

Is microcement cheaper than replacing tiles?

Not automatically. Compare the complete jobs: base repairs, removal avoided or required, minimum charges, finish specification and reinstatement. A low per-m² rate can still produce a higher small-project total.

Will microcement hide cracks permanently?

No finish should be sold as a guaranteed cure for an unstable base. Have the cause assessed and ask how necessary joints and repairs will be handled before choosing the appearance.

Is microcement suitable for a shower floor?

Only with a system specifically suitable for that application, a suitable base and professionally resolved waterproofing, drainage and junctions. A dry-room sample or generic sealer description is not enough.

Will the finished surface be completely uniform?

Agree the acceptable texture and variation through a physical finished sample. If you want an exactly repeated printed pattern or individual replaceable pieces, compare other finishes before committing.

Does a microcement quote include waterproofing and substrate repair?

Only if written into the scope. Public listings differ, and repair costs can be excluded from supply-and-install rates. Ask for these lines explicitly and keep unpriced allowances visible in your comparison.

Sources and pricing method

Reviewed 14 October 2026. Linked UAE provider pages supply the separate advertised figures, minimum-charge and tax notes above. They are not pooled into a market average. Manufacturer documents are used for system-specific limitations, not DIY instructions or a universal approval. Final suitability, measured quantities, preparation, use restrictions and the complete price require a property-specific written proposal.
