These are different advertisements, not a like-for-like market range.

For a recurring contract, compare the monthly payable amount against named tasks, crew size, hours per visit and actual visits included. A monthly price without that schedule cannot tell you whether the office will receive enough cleaning—or whether supplies and specialist work cost extra.

A two-hour visit by two cleaners provides four labour-hours, not two. A quote for eight visits per month is not the same promise as twice every week throughout the year. These small wording differences can matter more than a few dirhams on the headline rate.

Keep chemicals and equipment separate from replenishable washroom supplies. For example, Cleaning Service Dubai lists basic chemicals and bin liners but says toilet paper, soap and refills may be added or supplied by the client. Ask who buys, stores and restocks each item, plus any delivery or management charge. Confirm VAT, parking, building access and after-hours charges in the payable total.

Normalize hours and visits before comparing contracts

Use cleaners × paid hours per cleaner per visit × included visits only when all three inputs are written down. Then compare the same calendar period and task list. Do not divide a fixed contract by guessed hours or assume a lower calculated hourly figure represents a better service.

Set access, security and product boundaries

Ask building management which contractor entry, service-lift, parking and work-hour arrangements apply. Confirm whether air conditioning, lighting, water and the waste route remain available during the chosen shift. Send access codes and contact details privately, not in photographs or public task notes.

Name an office contact for opening, lock-up and sign-off. Agree the key/access-card process, replacement-worker briefing and restricted rooms. What to send and what to put in the agreement

  • Office area and floor plan if available, plus desk, meeting-room, pantry and washroom counts; identify carpet, stone and other sensitive finishes.
  • Occupancy and visitor pattern, current condition, proposed access window and desired task frequencies—not simply “daily”.
  • Photographs of representative areas with screens, documents, faces, names, addresses, unit numbers, labels and barcodes cropped or blurred.
