Do not add a supply-only fan price to a package that already includes the unit. Equally, do not read an hourly or labour-focused advertisement as a supply-and-install total. VAT, concealed duct repair, a new opening and making good are not consistently defined by these price references; ask before booking.

Is there actually a fan behind the bathroom grille?
First establish the arrangement. A visible unit may contain its own motor, while another bathroom may have only an extract grille connected to an inline fan above a ceiling or a centrally managed system. Ask the technician or management team to identify it from plans, records or a safe inspection. Buying a replacement from the visible face size alone risks purchasing the wrong equipment.
For an apartment, ask who maintains the extract shaft and any central fan, and whether changes inside the unit need management approval. Do not seal a shared grille, alter a damper or add a stronger fan without an approved design. For a villa, identify the complete route and discharge point—not just the bathroom end. An extractor must not simply be left blowing into a ceiling void.
A ceiling that is cold from AC and a bathroom that stays wet can involve more than extraction. A suitable replacement is more than the right grille size

Manufacturer product specifications distinguish connection size, protection rating, speeds and shutter features. Check the exact version, not a similar product photo. Bathroom placement and electrical protection need a qualified assessment against applicable DEWA requirements and manufacturer instructions. When repair makes sense—and when to price replacement
Request a repair scope when the diagnosed fault can be rectified with suitable parts or a connection/control correction and the existing fan remains appropriate for the system. Request a replacement option when the assessed unit is unsuitable, damaged or lacks an economical supported repair. There is no universal percentage of replacement cost at which every fan should be discarded.
If the real defect is a disconnected, obstructed or unsuitable duct, both options may need duct work. Leaving that line out of the replacement quote creates a false saving. Conversely, a sound fan should not be replaced solely because an unrelated shared extractor is not working. Ask what evidence supports the proposed remedy and what remains outside the contractor’s scope.
If ceiling opening is genuinely required, agree its size, safe access and finish reinstatement before work. Send a short brief that produces comparable quotes
- State apartment or villa, number of affected bathrooms, the symptom and when it started. Mention any recent electrical, ceiling or duct work. Report electrical warning signs immediately rather than waiting for a comparison.
