VAT, replacement hardware, unusual access and making good are not sufficiently defined in these price entries to treat them as included. The Fixit article is dated October 2025 and was still available at this review; it is context, not evidence of a September 2026 booking price. Fan purchase is a separate model-specific quotation. False ceilings: the finish is not the support
A decorative gypsum board is not, by itself, a fan mounting specification. Panasonic’s F-M18LY/F-M20LY instructions describe fixing to concrete and a separate structural arrangement when a plaster ceiling intervenes. This is a model example—not a universal design, bolt size or instruction for the resident to install it. The contractor must select a suitable arrangement for the actual structure and the selected fan.
Hunter’s mounting guidance explains why a fan’s moving load differs from an ordinary light fitting. Some systems use a fan-rated box; others use a manufacturer-specified direct structural or hook arrangement. Do not assume that a metal box, a visible hook or a tidy canopy proves the hidden installation is adequate.
Before work starts, ask who opens and reinstates the ceiling if access is needed. Distinguish the electrical installation from the false-ceiling repair and finishing scope. Agree whether painting is a local patch or a larger area; an invisible colour match should not be assumed. Keep any required access provision usable afterwards.
Choose the model and controls before comparing labour
- Send the exact model and installation manual. Confirm local supply compatibility, fan weight, blade span, mounting arrangement, downrod and included controls with the supplier and electrician.
- Have the installer check blade-to-floor and blade-to-obstruction clearances against that model’s instructions and applicable local requirements. A generic ceiling-height calculation cannot approve a site.
- Confirm how the fan and any light operate: wall control, remote receiver or the manufacturer’s smart system. An existing light dimmer is not automatically a compatible fan controller.
- Ask whether pairing, speed checks, light operation and balancing are included, and who handles a faulty customer-supplied fan versus installation workmanship.
A fan that fits the room visually can still conflict with a wardrobe door, curtain, bunk bed, sloping ceiling or nearby fitting. Share the room layout from floor level; do not climb furniture to measure a mounting point. Avoid self-made extension rods, improvised brackets or mixing mounting parts from unrelated models.
Balcony or covered terrace: an indoor fan is not enough
Hunter distinguishes damp-rated and wet-rated fans: covered humid areas and locations exposed to rain are different conditions. A roof does not automatically keep wind-driven rain off a fan. Have the supplier confirm the complete fan, controls and mounting accessories suit the actual exposure, including relevant corrosion conditions. Check building or community rules before new wiring, drilling or an outdoor installation. Requirements differ by property and scope; there is no universal approval claim in this guide. For example—not a market estimate—two customer-owned fans with installation quoted at AED 200 each and one AED 150 job-level support charge produce AED 550 before tax. If the supplier’s quotation excludes the standard 5% UAE VAT, the total is AED 577.50. Multiplying the support charge by two again would be wrong if it already covers the whole job. If wiring or ceiling repairs are still unpriced, AED 577.50 is not the all-in total.
Before booking and at handover
- Send the model/manual, quantity, existing-point description, ceiling type and approximate room/ceiling dimensions if safely known. Note whether fans have already been purchased.
- Take wide room and ceiling photographs from the floor. Crop or blur names, addresses, phone numbers, unit numbers, delivery labels, barcodes, serial labels and unrelated faces; share contact and access details only in private booking fields.
- Agree access bookings and a written change-order process if the hidden support or wiring is unsuitable. Do not approve a vague allowance as a completed repair specification.
- Let the electrician isolate and verify the supply and carry out the work. At handover, have them demonstrate the controls and ordinary operation, explain any remaining concern and give the written warranty terms.
Do not use a fan with substantial wobble, a moving canopy, scraping blades, a burning smell or sparking. Stop using it, keep clear of the area and arrange professional assessment; do not hold a moving blade, tighten a running fan or repeatedly test it. If the circuit trips, leave it off and request electrical fault finding rather than assuming a new fan will solve the cause.
