Ceiling Water Damage Repair Dubai: Scope & Costs - Compare post-leak ceiling repair quotes in Dubai: damaged gypsum, drying assessment, patch versus board replacement, repainting and scope exclusions.

Quick answer

A ceiling stain is not a painting specification. First have the water source controlled and the damaged area assessed; then compare surface restoration, local board replacement and the agreed repaint area. One Dubai provider lists AED 300–600 for a small stain repair and repaint up to 0.5 sqm, but that is not a price for leak detection, unsafe ceilings or every damaged board.

This guide covers restoring an existing ceiling after a leak, not designing a new false ceiling. If the ceiling is sagging, shedding material or actively leaking, keep people away from the affected area and contact building management and an appropriate professional. Do not press a bulge, puncture the board or climb into the ceiling. Water near lighting or wiring needs electrical safety assessment; do not touch wet switches or equipment.

Before comparing repair prices: which stage are you at?

Current conditionNext decisionDo not assume
Water still entering; source not confirmedArrange source investigation and control through the relevant trade/building management.A stain's position identifies the source, or fresh paint will stop recurrence.
Source repaired; ceiling condition not assessedHave the remaining board, concealed area and drying needs assessed before agreeing reinstatement. The visible face looking dry proves the cavity and remaining materials are ready.
Area assessed and ready for restorationAgree retained versus replaced material, repair boundary, finish and repaint extent.Every old stain needs complete ceiling replacement, or every damaged board can be patched.
Suspected contamination, mould or extensive damageRequest a suitably experienced restoration assessment before routine decorating.Ordinary patching and fragrance treatment resolve the underlying issue.

For unresolved water ingress, use the Dubai leak detection guide first. If an AC problem is already identified, see AC water leakage and service selection. This page does not decide the cause from a photograph.

Dubai ceiling repair prices: compare the scope and unit

These public provider references were checked on 16 September 2026. They are indicative advertisements, not quotes, endorsements or Bestimate transaction data. The jobs are not interchangeable, so they are not blended into one market range.

Public price referenceAdvertised AED basisImportant limits
Orial: small stain repair and repaint300–600 for up to 0.5 sqmA small finishing job, not confirmed board replacement. VAT, visit and leak repair inclusions are not established.
Orial: medium section replacement500–1,200 for a 0.5–2 sqm sectionThe page says painting inclusion can vary. Confirm board, framing, finishing, access, VAT and disposal.
Plumber Dubai: ceiling repair after leak fix80–150 per sqmLists gypsum replacement, joint finishing and paint matching. Minimum charge, measured area, tax and access terms need confirmation.

A per-sqm rate is not necessarily available for a tiny patch. Ask for the minimum job amount and a written extended total for the measured repair area. Also distinguish the area of board being replaced from the larger area being painted. A room-size paint quote and a patch-size board quote describe different quantities.

Compare complete restoration quotations

Use the calculator only after the source-control and condition-assessment questions above are addressed. For one damaged area, use one whole-job amount covering the agreed repair and finishing scope. If a provider quotes per sqm, ask them to extend that rate into a whole-job price using the agreed measurement; this calculator does not measure the ceiling or calculate decimal sqm.

For genuinely matching repair sections, a per-section count can compare like-for-like work. Confirm materials, separately charged visits, eligible visit credits and VAT. Customer-bought materials belong at their final retail price including VAT. Unknown essentials remain unresolved; they are not free. The result cannot determine structural condition, drying time or whether a board is safe to retain.

Patch, replace board, or repaint a larger area?

Proposed scopeWhat the assessment must establishWhat the quote should name
Surface preparation and repaintThe retained surface is suitable for this treatment after the water issue is resolved.Preparation, compatible stain treatment/primer, paint specification and coverage boundary.
Local board replacementWhich material cannot be retained and whether adjacent support or hidden services need attention.Replacement boundary, board type/thickness, support work, joint treatment and making good.
Wider ceiling reconstructionWhy local work would not address the assessed damage or existing system requirements.Itemised extent, access, electrical/AC coordination, matching details and retained sections.
Wider repainting after a local repairThe finish expectation under the room's actual daylight and lighting.Patch-only versus whole ceiling/defined plane; colour, sheen and number of coats.

The US EPA's clean-water damage guidance treats swelling, seam condition and the concealed cavity as relevant to whether gypsum material can dry in place. It is not a safety clearance for your ceiling, and suspected contaminated water requires different professional handling. A contractor should explain the basis of their recommendation rather than rely on one drying deadline for every home.

Replacement material should respect the installed system. Gyproc's repair guidance calls for matching the specified board type and thickness where replacement is required. Fire, moisture or acoustic requirements should not disappear because the repair is small. Moisture-resistant plasterboard is not waterproof; substituting it is not a repair for an active leak.

Plan the finished surface and retain service access. This separate example is not a before-and-after record of the stained ceiling above.

The frequently missing costs are between the trades

  • Leak investigation and source repair: record who completes them and who confirms readiness for ceiling restoration. Do not assume the ceiling quotation includes plumbing, AC or roof work.
  • Access and protection: floor and furniture protection, safe work platform, restricted ceiling access and occupied-room arrangements should be agreed before arrival.
  • Services and openings: moving lights, grilles or access panels and testing disturbed equipment may need the appropriate trade. Preserve practical access for future maintenance.
  • Finish reinstatement: request separate figures for the board area and paint area, plus coves, cornices or special finishes where affected.
  • Waste and repeat visits: ask about removal, loading access, building work hours and visits needed between assessed drying, jointing and decoration stages.

An apartment repair may require coordination with building management and another unit before the source can be resolved. A villa job may involve a separate roof or AC contractor. Obtain the relevant access and work permissions; do not treat this guide as a rule about who must pay under your tenancy or insurance policy.

Do not use paint to conceal an unresolved moisture problem

The EPA's mould-cleanup guidance advises addressing water problems, drying surfaces and not painting over mould. Ask the contractor what was checked before closing the area and what findings would trigger specialist work. There is no universal promise that waiting 48 hours, running the AC or using a stain-blocking product makes every ceiling ready.

For new ceiling layouts rather than restoration, use the false ceiling installation guide. For a sound surface where the main decision is how much to repaint, the touch-up versus repaint guide explains finish-scope trade-offs.

Send a useful brief without exposing private information

  1. Record the room, when the water appeared, whether it recurred and what source repair has already been completed. Share any contractor report privately.
  2. Photograph the room-wide context and affected area from a safe floor position. Do not open panels or stand beneath an unstable section for a better photograph.
  3. Crop or blur names, addresses, phone numbers, unit numbers, documents, delivery labels, barcodes, serial labels and unrelated faces. Put contact and access details in private booking fields.
  4. Ask every bidder to identify the same board-repair area, paint area, material specification, exclusions and approval point for newly discovered damage.
  5. At handover, review the written scope, finished surfaces and accessible service openings. Keep source-repair and restoration records separately so a recurrence has a clear investigation trail.

Bestimate’s ceiling request includes existing-ceiling modification and replacement, not only new installations. State ‘water-damage repair to an existing ceiling’ and the assessed scope in Additional notes; give the actual small repair area rather than the entire room size. Confirm that the provider accepts the repair and finishing work before booking.

Need only the finishing stage? Compare Dubai painting services against a clearly stated ceiling area. For a repair involving gypsum, use false ceiling and gypsum services and specify restoration, not a new design.

Frequently asked questions

How much does water-damaged ceiling repair cost in Dubai?

A reviewed provider lists AED 300–600 for small stain repair and repaint up to 0.5 sqm, and AED 500–1,200 for a 0.5–2 sqm replacement section. These advertised scopes differ, with tax, access and some finishing terms unresolved. Obtain a complete assessed quote, including any separate leak work.

Can a water stain just be painted over?

Only an assessment can establish whether the retained surface is suitable after the cause is resolved. Painting an active moisture problem or mould is not a substitute for fixing it. Request the preparation, readiness and finish scope in writing.

Does the whole gypsum ceiling need replacement?

Not automatically. The assessed material condition, extent of damage, support and system requirements determine the repair boundary. Ask why local replacement would or would not be suitable; a photograph alone cannot establish it.

How long must a ceiling dry before repair?

There is no fixed period that clears every ceiling. The water source, concealed conditions, material and professional assessment matter. Agree who checks readiness for closure and decoration rather than relying on a calendar-only promise.

Why is the repaint area larger than the damaged patch?

The board repair boundary and decorative finish boundary can differ. A larger repaint area may give a more consistent appearance, but it should be explained and priced separately rather than silently added.

Does the calculator include finding and fixing the leak?

Only amounts explicitly present in your entered agreed scope are counted. It does not diagnose the source, estimate drying or decide material safety. Compare restoration quotes only after the necessary assessment, and keep unknown or separately quoted work visible.
