Upgrading to double glazing does not always mean replacing every window frame. In a Dubai home, the right scope may be a new sealed glass unit in a compatible frame, a separate internal secondary window, or a complete frame-and-glass replacement. Decide which problem you need to solve before comparing prices.
Quick answer
- Keep a frame only after a specialist confirms its condition, glazing capacity, hardware and sealing arrangements suit the proposed unit.
- Secondary glazing is a separate room-side window, not another pane inserted into the original frame.
- For heat, compare solar-control and thermal performance. For noise, compare the relevant acoustic performance of the complete proposed system.
- A glass-only price is not a replacement-window price. Removal, access, making good and approvals can materially change the project.
If a handle will not close, a gasket is damaged or water enters around the perimeter, start with the window repair guide. An upgrade should not conceal an unresolved defect.
Three upgrade routes, three different scopes
| Route | What stays | Main feasibility question |
|---|---|---|
| Replace glass within the existing frame | Frame and potentially opening sash/hardware | Can the profile safely accommodate the unit's thickness, weight, support and seals? |
| Secondary glazing | Original external window | Is there room for another assembly while preserving operation, cleaning and access? |
| Complete replacement | Existing wall opening, if no alteration is proposed | Which tested frame/glass system, appearance and installation detail are suitable? |
These are real local service options, not just overseas retrofit ideas. SONO describes glass upgrades retaining suitable existing frames and a secondary-glazing alternative alongside complete replacement. Suitability still requires assessment; a provider's catalogue is not proof that your particular window can be converted.
Ask the surveyor to explain a rejected option. “The existing frame cannot accept the proposed unit” is a useful finding when supported by the profile and hardware constraints. “Double glazing always needs new frames” is too broad. Equally, retaining a deteriorated frame merely to reduce visible disruption may leave the original problem unresolved.
Dubai price references: complete windows, not loose glass
Current provider pages reviewed on 23 October 2026 publish the following complete-window references. They are indicative advertised guides, not Bestimate averages or a quotation for your property. Their specifications and project assumptions are not identical, so the figures remain separate.
| Provider reference | Advertised guide | Scope boundary |
|---|---|---|
| Glasser UAE | AED 550–1,100/m² | Double-glazed thermally broken aluminium windows, supplied and installed; detailed project extras and VAT need confirmation |
| Zealcon | AED 900–1,800/m² | Double-glazed windows with aluminium frame; site visit determines price; installation inclusion, exact system, VAT and extras need confirmation |
| Glass-only or secondary-glazing upgrade | Survey-based quotation | No comparable installed range established by this review |
See the original Glasser UAE guide and Zealcon price table. Ask whether charged area means the full opening or glass area, whether a minimum job charge applies, and how fixed and opening sections differ. Do not turn these broad rates into an exact whole-home calculator without the opening schedule.
Heat, glare and noise are different specifications
For a hot afternoon room, tell the supplier when direct sun reaches the window and what the actual complaint is: radiant heat, glare, uneven cooling or all three. Adding a second pane does not identify the right coating or fix unrelated AC performance. Ask for the proposed glass and frame data, not simply “energy-saving glass”.
| Your priority | Evidence to request | Avoid this shortcut |
|---|---|---|
| Solar heat | Solar factor or solar heat-gain data for the specified build-up | Assuming every double-glazed unit has the same solar control |
| Thermal transfer | U-value with its stated boundary: glass alone or complete window | Comparing a centre-glass result with a whole-window result |
| Traffic or building noise | Relevant acoustic test information, glass build-up, frame and seal details | Treating thickness or an advertising percentage as a room-level guarantee |
| Daylight and appearance | Visible-light transmission, sample colour and external appearance | Approving a coating from a product name alone |
Guardian Glass defines these performance terms, including the distinction between solar transmission and heat transfer. A lower U-value describes less heat transfer under the stated test conditions; it is not an electricity-bill forecast.
For noise, glass composition, asymmetry, interlayers, spacing and the surrounding assembly all matter. Guardian's acoustic guidance also distinguishes rating methods. Ask which noise source the proposed specification addresses and how any promised result will be assessed. Do not compare different rating systems as if the numbers were interchangeable.

What retaining the window changes
For glass-only work, request written confirmation of frame compatibility, suitable glazing supports and seals, and whether hinges or other hardware need changing. A thicker unit should not be forced into an unsuitable profile. Loose glass, cracked panes or unstable frames need professional attention; do not remove glazing beads or lean outside to inspect them.
For secondary glazing, check the room-side depth with curtains, blinds, handles and furniture in place. Both the new and original windows must remain serviceable. Glass World's Dubai retrofit guide highlights reveal depth, cleaning access and moisture considerations. Ask the surveyor to demonstrate the access arrangement before approving fabrication.
Adding another assembly will not restore a failed sealed unit or repair a leaking façade. Moisture between sealed panes, rain ingress and condensation on a room-side surface are different observations; photograph where and when moisture appears without diagnosing the cause yourself.
Plan access and approval before ordering
In an apartment, ask management who controls the external frame and façade appearance, and what consent and access arrangements apply. For a villa, check the owner and community requirements. Confirm frame colour, glass appearance and opening configuration before paying for custom manufacture.
High-level exterior access is specialist work, not an assumption hidden inside a square-metre rate. Agree protection of floors and sills, delivery dimensions, temporary weather/security protection, removal and disposal, and responsibility for plaster or paint repairs. Ask for a room-by-room programme if the home remains occupied.
Prepare one opening schedule for window-installation providers: room, approximate width and height, opening type, main complaint, proposed route and known restrictions. Crop or blur names, addresses, phone numbers, unit numbers, labels, barcodes, serial labels and unrelated faces from photos. Share private access and contact information through booking fields.
Compare Window Upgrade Quotes. Confirm the written scope, price and availability before booking.
Frequently asked questions
Can single glazing be changed to double glazing without new frames?
Sometimes. The frame, available glazing depth, supports, hardware and condition must all suit the proposed unit. A site assessment is necessary; do not order from visible glass dimensions alone.
Is secondary glazing the same as double glazing?
No. Secondary glazing adds a separate internal window; an insulated double-glazed unit contains panes manufactured together as a sealed unit. Their installation, access and maintenance implications differ.
Will the upgrade make my bedroom silent?
No responsible assessment should promise silence from glass alone. Sound may also enter through other building elements, and installed performance depends on the complete assembly.
Can I predict my cooling-bill savings?
Not from pane count or a generic percentage. Orientation, shading, existing glazing, air leakage, AC use and the rest of the room affect results. Request a project-specific assessment if payback is central to the decision.
Does window film replace double glazing?
It is a different intervention, potentially relevant to solar control or privacy, not a replacement for frames, seals or an insulated unit. The home-window tinting guide covers film compatibility and scope.
