- Public Dubai provider pages reviewed in July 2026 advertise roughly AED 8,000–22,000 for a limited surface refresh, AED 22,000–55,000 for partial retiling, and AED 55,000–140,000 for a full retile with waterproofing.
- A broader remodel involving filtration, decking, structural work or a new shape can start around AED 140,000 and requires an onsite design and approval check.
- Do not compare two “full renovation” prices until both list demolition, membrane, tiles, coping, equipment, lighting, testing, refill, disposal, approvals and VAT.
- Drainage, shell, depth, overflow or plant-room changes should not be priced from a simple online formula.
Pool renovation prices in Dubai vary because the phrase covers several different jobs. One quote may repair a waterline and replace a few loose tiles. Another may remove the full interior finish, replace the waterproofing membrane, install new coping, renew the pump and filter, retile the deck and recommission the water system. The totals are not comparable until the written scope is comparable.
This guide is for owners planning work to an existing private pool. It separates cosmetic, waterproofing, mechanical and structural scopes, shows how current public prices are organised, and explains what evidence to send before requesting pool renovation services in Dubai.
Pool renovation cost in Dubai: 2026 planning ranges
The table combines several public Dubai and UAE provider bands into scope-led planning ranges. It is not a Bestimate transaction average. A contractor must inspect the pool, and some defects are visible only after draining or removing finishes.
| Scope | Indicative range | Typical written inclusions | Main uncertainty |
|---|---|---|---|
| Surface refresh | AED 8,000–22,000 | Minor grout, surface and crack work | Whether the membrane and substrate are actually sound |
| Partial retile | AED 22,000–55,000 | Waterline tile, local coping and limited finish work | Matching old materials and transition details |
| Full retile with waterproofing | AED 55,000–140,000 | Drain, demolition, membrane, finish, coping interface and recommissioning | Shell cracks, plumbing and substrate found after opening |
| Full remodel | AED 140,000–300,000+ | Finishes plus major equipment and poolside coordination | Design, approvals, structural and hydraulic changes |
| Luxury or major structural transformation | Site-specific | Infinity edge, spa, water features, new depth or shape | Engineering, authority path and premium specification |
Indicative planning ranges only, not quotes. Reviewed 23 July 2026 for Dubai with wider UAE context. Price can change with pool dimensions, access, demolition findings, materials, approvals, plant condition, testing, disposal, refill and VAT.
Estimate the closest written pool-renovation scope
Choose one base scope and add only equipment that is priced separately. The tool does not apply an invented sqm multiplier because current public Dubai renovation pages do not use one consistent area formula. Pool length, width, depth and perimeter still belong in the request brief and must be checked onsite.

The result is an indicative scope range, not a quote. Structural, shape, depth, overflow, drainage or major plant-room changes return an onsite route rather than a normal number.
Repair, resurface or rebuild: which scope are you buying?
| Observed condition | First assessment route | Do not assume |
|---|---|---|
| A few loose waterline tiles | Local tile, bond and adjacent substrate inspection | That every loose tile is purely cosmetic |
| Rough, stained or worn interior finish | Surface condition, chemistry history and shell check | That cleaning or repainting solves a failed substrate |
| Persistent water loss or damp ground | Leak test, plumbing isolation and membrane assessment | That the visible crack is the only leak path |
| Poor circulation or cloudy water despite maintenance | Hydraulic, pump, filter and return-flow assessment | That a larger pump alone is the correct solution |
| New shape, depth, overflow or spa | Design, engineering and approval review | That this is cosmetic renovation |
A quote should explain how the contractor distinguished surface failure from membrane, plumbing or shell failure. Ask what was tested before demolition, what may be discovered after opening, and how additional work will be approved. A low fixed price that excludes every hidden condition transfers most of the risk back to the owner.

What a full retile and waterproofing scope should clarify
“Remove and replace tiles” is not enough detail. The durable part of the job sits behind the visible finish. Ask each contractor to identify the demolition limit, substrate repair method, membrane manufacturer and system type, reinforcement at corners and penetrations, curing sequence, test method, compatible adhesive, grout, movement joints and connection to the coping and drain fittings.
| Stage | Written detail to request | Evidence at handover |
|---|---|---|
| Drain and protection | Water route, deck protection, access and disposal | Pre-work photos and agreed protection plan |
| Demolition | Tile-only or full removal to a sound substrate | Photos before new layers conceal the substrate |
| Repair and membrane | Crack treatment, product, layers, thickness and reinforcement | Batch/product records and staged photos |
| Testing | Test type, duration, pass criteria and responsibility | Signed result or documented inspection |
| Finish and handover | Tile layout, grout, sealant, cleaning and water balance | Snag list, operating instructions and warranty terms |
Pool equipment upgrade costs
Public Dubai provider pages show broad equipment bands. These figures are useful only when the quote names the model, capacity and installation scope. A pump price without valves, unions, controls, cabling, commissioning or hydraulic compatibility is not equivalent to a turnkey replacement.
| Upgrade | Advertised planning band | Compare in writing |
|---|---|---|
| Variable-speed pump | AED 3,000–10,000 | Flow requirement, power, controls, pipe alterations and warranty |
| Sand filter replacement | AED 2,500–8,000 | Vessel size, valve, media, disposal and commissioning |
| Heater installation | AED 8,000–25,000 | Capacity, power or gas requirements, bypass and control |
| Automation controls | AED 5,000–20,000+ | Controller, sensors, integration, remote access and support |
| LED lighting system | AED 3,000–20,000 | Fixture count, transformer, conduits, controls and tile cutting |

Dubai approvals, community access and pool safety
Approval requirements depend on the property, jurisdiction and scope. A like-for-like surface finish may follow a different route from a new depth, shell opening, drainage change, overflow, plant-room alteration or electrical upgrade. Ask the contractor to identify which authority, master developer or community approval applies and who supplies drawings, calculations, insurance and completion documents. Do not rely on a verbal statement that no approval is needed.
Dubai Municipality publishes technical guidelines for swimming-pool plans and safety. The guideline includes deck-clearance and barrier provisions, including a 1.2 m fence with a self-closing gate for securing a pool when it is not in use. A separate 2025 guideline for holiday homes states that a pool permit is required and modifications should not be made without prior municipal approval. That holiday-home rule should not be generalized to every private villa, but it is important where the property is operated as a holiday home.
How long can pool renovation take?
One current Dubai provider guide advertises about one to two weeks for a surface refresh, two to four weeks for partial retiling, four to seven weeks for a full retile with waterproofing, and seven to twelve weeks for a broader remodel. Treat these as planning examples, not guarantees. Tile lead times, curing, test failures, hidden repairs, custom coping, equipment procurement, approvals and limited community work hours can extend the schedule.
Ask for a sequence rather than one completion date: approval, mobilisation, drain, demolition, inspection hold point, repairs, membrane, curing, testing, tiling, equipment, refill, chemistry, snagging and handover. Define who bears the cost if a client change, hidden condition or failed test moves the date.
What to send and how to compare pool-renovation quotes
Send the same brief to every provider. Include:
- pool length, width, shallow and deep depth, perimeter and approximate deck area;
- wide photos plus close-ups of tiles, coping, cracks, stains, drains and plant-room equipment;
- water-loss history, refill frequency and any previous test or repair documents;
- pump, filter, heater, chlorinator, controls and light model plates where readable;
- desired finish with a product reference, not only a colour description;
- villa community, vehicle access, working hours, nearby landscaping and occupied status;
- whether shape, depth, overflow, drainage, electrical supply or plant-room layout will change.
Then compare each response across the same columns: diagnosis, demolition limit, membrane system, finish quantity and allowance, coping, equipment model, testing, disposal, protection, approval responsibility, programme, payment milestones, exclusions, variation process, warranty, VAT and final handover documents.
Use one written brief and ask providers to separate essential repair work from optional upgrades. That makes a lower price understandable rather than merely attractive.
Pool renovation FAQs
Can a pool be retiled without replacing the waterproofing?
Sometimes a contractor may confirm that the existing substrate and membrane remain serviceable, but tiles should not be treated as the primary waterproof barrier. Ask how that condition was tested and what warranty applies to the retained layers.
Is pool renovation priced per sqm in Dubai?
Material quantities can be measured by area or perimeter, but public renovation prices are usually presented as project scopes. Depth, curves, steps, penetrations, substrate condition, coping and equipment mean two pools with the same surface area can have different totals.
Should equipment be replaced during retiling?
Not automatically. Assess condition, capacity, repair history and compatibility. Coordinating necessary pipe, light or fitting work while the pool is open can reduce repeated disruption, but replacing working equipment without a reason adds cost.
Do I need a community NOC?
Many managed communities control contractor access, work hours, deposits and external alterations. Requirements differ by community and scope. Ask management and the contractor before mobilisation and record who owns the application.
How should payment milestones be structured?
Tie payments to visible deliverables such as approved materials, completed demolition, documented substrate repair, membrane testing, finish completion, equipment commissioning and final snag closure. Avoid paying for a hidden stage without evidence.
What maintenance follows renovation?
Follow the finish, equipment and water-treatment instructions supplied at handover. Keep chemistry records, inspect grout, coping, seals and equipment, and compare a suitable Dubai pool maintenance plan before choosing an AMC.
