Do this before discussing the price

Water and electricity make a failed heater different from an ordinary plumbing inconvenience. Keep people away if water is reaching an isolator, light, wiring or the heater's electrical cover. Do not repeatedly reset a breaker or RCD, touch a wet casing, open an electrical compartment, block a relief outlet or approach a tank that is bulging, steaming or making unusual pressure noise. If water can be controlled without entering a wet electrical area, use the normal property isolation procedure; otherwise use building management or qualified emergency assistance.

Repair or replace: a defensible decision

A tank-body leak, bulging shell or material corrosion is not the same decision as a failed thermostat. The calculator treats tank failure as a replacement route. For a confirmed component fault, the financial decision is more balanced: compare the tank's age, prior repairs, part availability, repair warranty, installed replacement price and the disruption created by access work.

A commonly advertised market rule is to reconsider repair when it approaches half the installed replacement price. That can be a useful prompt, but it is not a technical law. A AED 450 repair on a young, accessible, good-quality tank may be sensible; the same spend on an older unit with repeated leaks and a short part warranty may not be. Capacity is only one cost driver, but it is the easiest place to normalise quotes. These bands are for conventional residential electric storage units. Gas, instant multi-point, solar, heat-pump, central calorifier and commercial systems require their own design and price route. Do not increase litres only because a larger tank appears “better”: confirm space, mounting load, electrical rating, recovery time and hot-water demand.

Why false-ceiling access changes the quote

Many Dubai apartment heaters are above a bathroom or corridor false ceiling. “Replacement included” may still exclude opening the gypsum, protecting finishes, creating safe access, lowering the drained tank, removing debris, closing the ceiling and repainting. Current public prices show civil-work differences of a few hundred dirhams, with one provider advertising AED 500 for ceiling cutting and another showing a AED 250 difference between packages with and without civil work. Complex ceilings can cost more.

Ask for four separate lines: heater supply, plumbing/electrical installation, removal and disposal, and ceiling opening/reinstatement. Photograph the existing access and measure the clear opening before requesting quotes. If the new unit differs in diameter or connection position, a low heater price can be offset by new brackets, pipework or a larger access opening.

A warranty card by itself does not prove that labour, ceiling work or water damage is covered. Keep the invoice, model/serial information, installation report and dated photos. Ask who handles a manufacturer claim and whether removal/reinstallation labour is chargeable during that claim.

Maintenance: follow the actual model instructions

Maintenance intervals are product- and water-condition-specific.
