- If water is uncontrolled or close to a light, socket, fan or electrical equipment, keep people away and use the appropriate building or qualified emergency route before discussing price.
- A visible tap, toilet, hose or accessible joint repair may fall around AED 100–400. A concealed pipe repair can be AED 600–1,500 before tile, wall or ceiling reinstatement.
- A shower leak is not automatically a silicone problem. The source can be a supply pipe, drain, fixture connection, surface seal, waterproofing membrane or another unit.
- In a rented home, document the symptom and check the lease. Dubai law gives a general landlord maintenance rule unless otherwise agreed, but tenant fault and the actual contract can change responsibility.
A damp ceiling or a wet bathroom corner tells you where water became visible, not necessarily where it started. Water can travel along a pipe, slab, screed, wall cavity or tile bed before appearing elsewhere. Paying for new silicone without confirming the route may temporarily hide the symptom while the real leak continues.

DEWA says its High Water Usage Alert can indicate an internal leak such as a broken pipe or leaking toilet. The alert is a courtesy and does not guarantee detection of every leak. DEWA advises customers to check visible fixtures and contact the landlord or maintenance company when no source is found.

Current public provider pages use different definitions, starting prices and tax assumptions. The ranges below are planning bands derived from advertisements, not private transaction data. They separate diagnosis from repair so that a cheap inspection price is not mistaken for an all-in solution.

The planner asks whether the source has been confirmed. If not, it returns only an inspection or first-line detection band even when you suspect failed waterproofing. This prevents a ceiling stain from becoming a guessed AED 25,000 repair.

The main bathroom leak routes
Supply-side plumbing
A tap connector, hose, mixer, cistern valve or pressurised pipe can leak whether the shower is being used or not. Continuous meter movement or a DEWA usage alert may support this route, but a provider still needs to isolate fixtures and confirm the source.
Waste and drainage
A shower trap, floor drain, waste connection or overflow may leak only while water drains. Note whether the stain appears after showering, flushing or using the basin. Avoid pouring chemicals or opening hidden fittings simply to test a theory.
Surface seals
Failed silicone at a shower screen, tray or wall junction can let water escape at the surface. A confirmed local seal failure may be a limited repair. Replacing silicone is not evidence that the membrane below is sound.
Waterproofing membrane

When leak detection becomes a separate job
One current Dubai provider advertises an engineer visit from AED 150 plus VAT, thermal detection from AED 750, thermal plus wall scanning from AED 1,500, acoustic testing from AED 3,000, and combined multi-method investigations at AED 5,000–8,000. Another provider advertises lower starting prices for thermal or acoustic work. This disagreement is why a quote should state the method, area, deliverable and whether the fee is credited toward repair.

Landlord or tenant: who pays?
Dubai Law No. 26 of 2007 says in Article 16 that, unless the parties agree otherwise, the landlord is responsible during the lease for maintenance and for defects or damage affecting the tenant's intended use. Article 17 addresses defects, damage and wear not attributable to tenant fault. Article 19 also requires the tenant to maintain the property in an ordinary manner and not carry out changes or maintenance without landlord permission and required licences.
That means there is no safe universal answer based only on an AED threshold repeated online. Check the signed lease, cause, prior notices, tenant actions, building responsibility and whether the affected pipe or membrane belongs to the unit or a common system. Notify the landlord or management promptly in writing, attach dated evidence, and do not authorise destructive work without the required permission unless the immediate safety process requires it.
What to photograph and send
- a wide photo showing the bathroom layout and exact wet area;
- close-ups of taps, hoses, toilet base, cistern area, mixer, silicone, grout and drains;
- the ceiling, wall, cabinet or unit below, with a dated size reference;
- when the symptom appears: continuously, after showering, after flushing or after basin use;
- DEWA high-usage alerts or unusual meter observations without sharing account details;
- previous repair invoices, waterproofing records and any remaining warranty;
- building access rules, service-shaft location and permission status.
Do not send only a tight photograph of the stain. The provider needs context to distinguish the room where water appears from the wet area, pipe route or unit where it may originate.

Bathroom leak FAQs
Does a ceiling stain prove the upstairs bathroom is responsible?
No. It identifies an affected area, not a legal or technical cause. Notify the relevant parties and ask for evidence that traces the water route before assigning responsibility.
Can new silicone stop a shower leak?
It can help when the failure is confirmed at a surface junction. It will not repair a leaking supply pipe, drain connection or failed membrane. Ask what test supports the seal-only scope.
Will DEWA detect every bathroom leak?
No. DEWA states that the high-usage alert is a courtesy and does not guarantee every leak will be detected. A drain or waterproofing leak may also depend on bathroom use rather than continuous metered flow.
Is tile replacement included in a concealed pipe repair?
Often it is separate or limited to basic making good. Ask who sources matching tile, repairs the substrate, reinstates waterproofing and finishes grout and paint.
Should I approve a full bathroom renovation immediately?
