Wood floor sanding in Dubai should start with one question: can this existing floor safely be restored? A dull finish may need cleaning or a compatible recoat; deeper wear may justify sanding and refinishing. Neither is the same purchase as new parquet. Ask a flooring specialist to identify the material, remaining usable timber, previous treatments and any moisture problem before pricing the work.
“Wood polishing” is not a precise scope. It can describe several very different treatments. This guide helps you compare assessed restoration proposals, preserve a floor worth keeping and avoid paying for a cosmetic finish over an unresolved problem. There is no reliable universal AED rate for an unseen floor: request a measured, itemised quotation rather than treating a new-floor price as a restoration allowance.
Cleaning, recoating or full refinishing?
Bona distinguishes polishing, recoating and refinishing by how much of the existing finish is treated or removed. The useful comparison is the proposed result and preparation, not whether the quotation happens to say “polish”.
| Proposed scope | What it is intended to address | Confirm before booking |
|---|---|---|
| Professional cleaning or maintenance treatment | Surface dirt or a tired appearance where the finish remains serviceable | Compatibility with the existing coating; scratches and stains that will remain |
| Compatible recoat | Renewing the protective surface without a full bare-wood renovation | Adhesion assessment, contamination removal and exact finish system |
| Sanding and refinishing | Removing the old finish and renewing suitable timber beneath it | Remaining usable wood, repair scope, sample finish and limitations |
| Repair or replacement assessment | Loose, damaged, unsuitable or moisture-affected flooring | Cause addressed first; matching boards and replacement extent separately priced |
These are assessment routes, not a diagnosis from photographs. If the aim is a completely different floor construction or pattern, use the parquet flooring installation guide instead. Its supply-and-install scope should not be mixed into a quotation for retaining your existing floor.
Compare the full restoration quote, not just AED per square metre
Ask both providers to quote the same rooms, measured area, repair locations and finish. A low area rate that excludes furniture movement, edges, coating or a minimum job charge is not comparable with a complete package. Require the total payable amount and stated VAT basis; unknown items are not free.
Compare assessed restoration of the same existing timber floor, with repairs, coating and room handover included explicitly.
Open the full wood floor restoration quote comparison. Use written prices: unknown essentials remain unresolved and a comparable difference appears only after both scopes are confirmed.
The comparison uses your written prices; it does not estimate market rates or decide whether the floor is sandable. Enter a complete package once, then add only separately priced essentials. If one provider proposes a recoat and another proposes full sanding, resolve that technical difference before comparing totals. Keep any inspection charge and its agreed credit clear so it is not counted twice.
Can engineered wood or old parquet be sanded?
“Parquet” describes an arrangement of wood pieces, not proof of a particular construction or remaining thickness. Some floors are solid timber; others have a real-wood surface over a core. Kährs explains the hardwood wear layer in engineered flooring. Its product guidance is not permission to sand every engineered floor.
Ask the specialist to identify the product where possible and assess the remaining usable surface, previous sanding, bevels, repairs and condition. Original board thickness alone is insufficient. A photograph can help plan a visit but cannot establish the remaining sanding allowance. Do not lift boards or cut a sample yourself to find out.
Wood-look laminate, vinyl and SPC are not interchangeable with real timber. If the material is uncertain, say so in the enquiry and request identification before approving restoration. A contractor who promises to sand every “wooden-looking” floor without checking the construction has not established a safe scope.

Check the cause before improving the surface
Describe any AC leak, balcony-door water entry, swollen edge, persistent damp smell or recent plumbing incident. Pause cosmetic work if there is active moisture or unstable flooring and ask the appropriate specialist to investigate. Sanding a visible symptom does not establish that the underlying problem is resolved.
Existing maintenance products also matter. Tell the contractor about wax, polish or previous coatings, even if the brand is unknown. Junckers' lacquered-floor guidance distinguishes refreshing an intact surface from work where the coating has worn through. Its advice applies to its specified floor system; your provider must check compatibility for yours.
A localised repair can remain visible after finishing because old and replacement timber differ. Agree a sample and realistic matching limits before approving the whole room. Do not accept “all stains will disappear” or an exact colour match as an unexplained promise.
What must the written quotation include?
| Item | Put in writing | Why it changes the comparison |
|---|---|---|
| Area and preparation | Rooms, measured sqm, edges, access and restoration method | A whole room differs from accessible floor around furniture |
| Repairs and finish | Board repairs, accepted sample, coating products, sheen and preparation | Materials and repair extent can differ despite an identical area |
| Occupied-home logistics | Furniture, protection, dust containment, cleaning and disposal | “Dust-controlled” does not specify the complete protection plan |
| Handover and extras | Access charges, VAT, variation approval, return-use dates and warranty terms | Work completion is not necessarily full cure or furniture-return time |
Plan the room closure around the actual finish
In an apartment, confirm permitted work hours, lift/loading arrangements, parking and any landlord or building-management permission for the proposed work. Explain whether the room is occupied and how other rooms will remain accessible. Large furniture, fitted cupboards and heavy appliances need explicit responsibilities, not a last-minute assumption that the flooring team will move everything.
Request separate instructions for light foot traffic, furniture, rugs and normal cleaning, based on the selected product and site conditions. Do not infer these timings from a “one-day job” headline. The contractor should explain ventilation and occupancy precautions and leave written care instructions. Agree who checks the finished surface and how defects or unforeseen repairs will be documented before extra work proceeds.
Send a brief that supports an assessment
For a wood-floor restoration enquiry, send wide room photographs, close views of worn areas, approximate area, floor age and any product paperwork. Include previous sanding or coating history, moisture incidents, furniture/access constraints and the appearance you want to retain or change. Dubai Carpenters likewise asks for photos, measurements and existing-condition details before a useful quote. These details support assessment; they do not replace it.
In the existing Parquet Flooring request form, choose Sanding/refinishing existing parquet, describe the restoration you need and confirm that the responding provider can assess your particular floor. Opening the service link does not automatically select that option or establish specialist capability.

Frequently asked questions
How much does wood floor sanding cost in Dubai?
Obtain a site-assessed quotation for the measured area and finish. Repairs, coating compatibility, furniture movement and minimum charges can change the total. This guide does not publish an unsupported market range or use new-floor supply prices as restoration prices.
Can all engineered wood floors be refinished?
No. The actual construction, remaining usable timber, previous sanding and condition must be checked. The product's original thickness or a photograph alone does not establish suitability.
Is polishing the same as sanding?
No. The terms are often used loosely in advertisements. Ask whether the proposal is cleaning, a maintenance treatment, a compatible recoat or sanding back to timber, and what preparation and finish are included.
Will sanding remove water damage or every stain?
Not necessarily. Resolve active moisture first, then assess damaged boards and realistic appearance limits. Some areas may require replacement, and colour matching may remain imperfect.
When can furniture and rugs go back?
Follow written instructions for the exact finish and site conditions. Light walking, furniture placement, rug return and full cure can be different milestones; do not assume they all happen when the contractor leaves.
