How the calculation works
- Calculate gross opening area as total width × total height.
- If the quotation excludes a door opening from its fixed-glass m² measure, subtract door width × door height × door count.
- Extend the written fixed-glass or system rate, or use the provider's whole-package price once, without assuming that either includes installation.
- Add door, hardware, installation, removal, finish and other work only when excluded from the base and separately quoted.
- Add 5% VAT once only when the entered amounts exclude it. Inclusive totals remain unchanged; their VAT component is total ÷ 21.
A lower total is shown only after both quotes have complete arithmetic and you confirm equivalent specification and scope. Numeric limits catch likely entry mistakes; they are not Dubai market-price ceilings.
Worked arithmetic example—not a market quote
A 4.0 m × 2.7 m opening has 10.80 m² gross area. A separately priced 0.9 m × 2.1 m door opening is 1.89 m², leaving 8.91 m² of fixed panels. At an illustrative entered rate of AED 400/m², fixed glass is AED 3,564.
Add an entered AED 2,500 door package and AED 350 of confirmed extras once: AED 6,414 before tax. If that written scope states 5% VAT is excluded, VAT is AED 320.70 and the total is AED 6,734.70. These numbers demonstrate the formula only; they are not a Bestimate rate, average or supplier offer.
A door opening is not free space
Subtracting a door opening from fixed-panel area removes that area from the glass-panel rate; it does not eliminate the door cost. Confirm the leaf or panel, glass processing, hinges or patch fittings, closer or floor spring, handle and lock, stops, track or header, floor/header preparation, installation and operational testing. If hardware is bundled inside one separate door amount, mark it included rather than adding it again.
A gross-area quote may include some or all door scope, but only its written specification can establish that. Do not compare it with a fixed-panel rate until the door and hardware boundary is aligned.
Specification and enabling work still decide value
Compare the same glass type and thickness, framing or channels, height, panel joints, door system, manifestations or privacy finish, sealant, acoustic/fire claims where applicable, access, protection, removal, making-good, programme and written product/workmanship terms. This calculator does not select a structural system or determine permit, landlord or building-management requirements.
For tax arithmetic, select excluded, included, or provider-stated non-registration/no VAT explicitly. The Federal Tax Authority identifies the standard UAE VAT rate as 5%. Unknown treatment keeps the result incomplete.
Frequently asked questions
Should a glass-partition quote use gross area or fixed-glass area?
Either can be valid if the quotation states the convention. Gross area is total width × height. Fixed-glass area subtracts a separately measured door opening, so the door leaf and hardware then need explicit treatment.
Does a per-m² glass rate include a door?
Not automatically. Confirm the leaf or panel, hinges or patches, closer or floor spring, handle and lock, stops, track or header, installation and testing. The calculator does not price missing hardware.
Can the calculator select glass thickness or structural support?
No. Glass type and thickness, framing, deflection, support, tolerances, door system and safe fixing require qualified assessment and the relevant approved design or building process.
What happens when one quote leaves removal or VAT unclear?
The tool shows a known subtotal but withholds an all-in total and lower-price comparison. Unknown work is never treated as a zero-cost inclusion.
