How the calculation works
- Convert the agreed cleaned area using 1 ft² = 0.09290304 m². Plot area and separate exterior surfaces should not be silently included.
- Calculate the base: fixed amount, area × rate, or cleaners × chargeable hours per cleaner × hourly rate.
- Apply a confirmed minimum to the base cleaning charge, then add separately priced extras once per job. Confirm this minimum-charge convention matches the provider’s terms.
- Add 5% VAT only when the entered amounts exclude it. When they already include 5% VAT, the total stays unchanged; its VAT component is total ÷ 21.
- Show a final comparable rate only when minimum, extras and tax treatment are confirmed. Scope differences still need review; the tool does not rank providers.
Numeric limits are input safeguards, not market limits: area up to 10,000 m², amounts up to AED 1,000,000, crew sizes up to 100 and hours per cleaner up to 240. Calculations keep intermediate precision and display money to two decimal places.
A worked example, not a supplier quote
For an illustrative 100 m² job at AED 10/m², a minimum of AED 600 does not increase the AED 1,000 base. Add AED 100 of confirmed extras once: AED 1,100. If VAT is excluded, 5% adds AED 55, giving AED 1,155.
A fixed AED 1,155 VAT-inclusive offer has the same arithmetic total, but it is only a like-for-like comparison when both offers include the same work. These example inputs are not observed quotations.
Why Dubai cleaning quotes use different units
We reviewed these public supplier pages on 15 September 2026. They show why a single advertised starting price cannot become a universal after-renovation tariff. All figures below are provider advertisements or provider-published references, not customer transaction averages. Availability, condition, finishes, VAT and written inclusions must be checked.

Agree the cleaning boundary before booking
Confirm new cabinet interiors, window tracks, reachable ledges and finish-compatible residue treatment. List bulk rubble, high-level external glass, internal AC ducts, stone restoration and repeat visits separately if needed. A bag taken to a building’s collection point is not automatically an off-site construction-waste disposal service.
An appropriate method matters more than an “all chemicals included” promise. Ask for suitable dust extraction and a material-specific test where residue removal is uncertain. Scratches, acid etching and construction defects are not necessarily removable dirt. Keep children and pets away from the work area and follow the product and contractor’s re-entry guidance.
For quotations, share a floor plan, finish details and current photos. Crop or blur names, unit numbers, labels, barcodes and unrelated faces; put access details and contact information in private booking fields.

Does this calculator generate a market price?
No. It compares the arithmetic of written quotes you enter. Public supplier examples explain the different pricing methods, but are not Bestimate transaction averages or automatic rates.
How do I compare sqm and sqft cleaning quotes?
Use the same cleaned area for every quote. One square foot equals 0.09290304 square metres. A rate of AED 1 per square foot is approximately AED 10.76 per square metre, before minimums, extras or tax differences.
What if VAT or extras are not stated?
Keep them marked as not confirmed. The tool can show arithmetic from the amounts you entered, but does not treat unknown charges as zero or present a confirmed final comparable rate.
Does an hourly price include the whole team?
Not necessarily. This tool’s hourly mode means AED per cleaner per hour. Multiply that rate by cleaner count and chargeable hours per cleaner. If a provider gives a whole-crew hourly price, confirm the fixed job total instead of multiplying the crew twice.
Does the lowest calculated price mean the best quote?
No. Compare included work, finish-compatible residue removal, cabinet interiors, glass tracks, waste handling, equipment, access and return visits. Internal ducts, stone restoration, high-level external glass and bulk rubble may need separate specialist scopes.
