Choosing roller or zebra blinds in Dubai is not just a fabric decision. The quote needs to match the window, the light you want to control, the fixing surface and the way you will operate the blind. A low price per square metre can become a different total once minimum billable areas, cassettes, removal and access are included.
Quick answer: choose a single-layer roller for a straightforward sunscreen, light-filtering or blackout specification. Choose a zebra blind when you want to adjust alternating sheer and solid bands without fully raising the blind. Neither a fabric name nor a photograph proves how dark or private the finished room will be. Ask for samples at your window and a written, measured supply-and-install quotation.
Roller and zebra blinds prices: compare complete specifications
Public Dubai prices checked on 26 October 2026 include a roller offer from AED 90/m² with a 2 m² minimum per blind, and another supplier's installed guide of AED 90–130/m² for standard sunscreen rollers, AED 110–160/m² for standard blackout rollers and AED 110–190/m² for zebra blinds. These are separately advertised references, not Bestimate transaction averages or a Dubai-wide tariff.
| Published reference | AED / m² | What it covers | Confirm separately |
|---|---|---|---|
| Manual roller starting offer | From 90 | Fabric, headrail, chain and fitting; minimum 2 m² per blind | VAT; cassette, side channels and difficult access |
| Standard sunscreen roller guide | 90–130 | Custom fabric, mechanism and installation | VAT, minimum area, exact fabric and access |
| Standard blackout roller guide | 110–160 | Custom fabric and standard bracket installation | Cassette or side-channel specification; VAT and minimum area |
| Zebra / day-night guide | 110–190 | Custom dual-layer blind and installation | Headbox, fabric range, VAT and minimum area |
The first reference is from Curtains Express; the three guide bands are from Creative Vision. VAT and some minimum-order conditions are not specified alongside these figures. Do not assume they are included. Supply-only retail blinds and installation-only labour are different purchases.
Minimum-area example: under the advertised AED 90/m² offer, a 1.0 × 1.5 m blind is charged at 2 m², giving AED 180 before unresolved tax or extras. Three such blinds would be AED 540, not AED 405 calculated from their combined physical area. This arithmetic illustrates one supplier's rule, not the price every installer must charge.
Decide what the room needs before choosing the material
| Your priority | Ask to see | Check before ordering |
|---|---|---|
| Reduce glare while retaining a view | Sunscreen roller sample | Openness and actual screen glare; night-time privacy needs a separate check |
| A darker bedroom | Blackout fabric with the proposed mounting detail | Light around the sides and headrail, not only through the fabric |
| Adjust daylight without raising the whole blind | Working zebra sample | Privacy with bands closed; do not assume a complete blackout result |
| Kitchen or bathroom installation | Fabric approved for that exposure | Cleaning instructions, moisture exposure and clearance from taps or openings |
Compare samples in the room, not only under showroom lighting. Tell the supplier which window gets troublesome afternoon glare and whether people can look in from a neighbouring building. Ask for a night-time privacy demonstration or specification where that matters. Avoid accepting a percentage saving on cooling bills without product-specific evidence and a relevant calculation.

Make the measuring visit resolve the difficult details
Your approximate dimensions help a provider prepare, but the installer should confirm manufacturing measurements. A recess can vary in width. Handles, inward-opening windows, balcony doors, existing curtain tracks and AC grilles can limit the usable space. Ask the provider to mark the intended blind position on the quotation or a photograph.
For a tidy recess fit, establish how much glass the fabric actually covers. For a bedroom, ask whether an overlapping wall-mounted blind, cassette or channels better suits the agreed light-control goal. For wide glazing, request a drawing showing the number of blinds, the divisions and how each door remains usable. Do not let a per-square-metre total hide an inconvenient split.
Fixing into concrete, gypsum or a curtain pocket is not interchangeable. The installer needs to assess a suitable fixing location and any reinforcement, rather than drilling on the assumption that every ceiling can carry the same load. In a rented Dubai apartment, confirm the drilling and reinstatement position with the landlord or building manager before manufacture. Building access, work hours and parking should be settled with the appointment.
Specify safe operation, especially where children visit
For new blinds in a home with young children, ask first for a design without accessible operating cords. The US Consumer Product Safety Commission recommends cordless window coverings where children may be present. This is safety guidance, not a claim about UAE product law.
A looped chain must not be left dangling. Have any manufacturer-specified safety components fitted correctly, keep furniture that children can climb away from accessible cords, and do not treat a tension device as equivalent to a cordless design. Ask how the proposed blind operates at every position before paying for it. A manual cordless mechanism may suit the room; a motor is a separate specification, not an automatic necessity.
Compare the finished job, including the handover
| Quote line | Written detail to request |
|---|---|
| Each opening | Room label, finished dimensions, number of units, billable area and minimum charge |
| Product and operation | Fabric code, colour, mechanism, control position, headbox and safety components |
| Site work | Measurement, supply, fitting, access equipment, old-blind removal and making good |
| Commercial terms | VAT status, deposit, measured-order approval, lead time, warranty scope and return-visit terms |
At handover, operate every blind through its full movement. Check alignment, fabric rubbing, door clearance and the agreed privacy or darkening result. Keep the fabric reference and care instructions. Ask who rectifies incorrect manufacturing dimensions and who handles damage to existing surfaces; a vague “installation included” line does not answer either question.
Start with Curtains & Blinds services for measurement and new installation. If the existing blind only has a failed component, use the blinds repair guide first. Still deciding between fabric curtains and blinds? The broader Dubai curtains cost guide covers that purchase decision without replacing this window-by-window specification.

Frequently asked questions
Are zebra blinds the same as blackout roller blinds?
No. Zebra blinds use alternating bands across two layers; blackout rollers use a light-blocking fabric. Neither label alone establishes the finished room darkness. Ask about gaps, mounting and the exact fabric, and do not assume zebra blinds will provide a full blackout result.
Is the advertised square-metre rate the final installed price?
Not necessarily. Check minimum area per blind, included hardware and fitting, VAT, access, removal and any cassette or channels. A per-window itemisation is more useful than multiplying the total glass area by the lowest headline rate.
Can I buy ready-made blinds and pay only for fitting?
Yes, if the installer accepts the product and confirms it fits the opening and fixing surface. Send the product specification before buying. Installation labour does not automatically cover resizing, missing brackets, unsuitable fixings or a return visit.
Will sunscreen fabric keep the room private at night?
Do not assume it will. When the room is lit and it is darker outside, a sunscreen can allow views into the home. Confirm the actual sample's performance and consider a separate privacy layer if needed.
Should an old blind be repaired instead of replaced?
Ask for a repair assessment if the fabric, fit and safety remain suitable and only a replaceable part has failed. Replacement makes more sense to discuss when the existing design does not meet the room's needs; a new mechanism alone will not fix poor privacy or incorrect dimensions.
Sources and review scope
Reviewed 26 October 2026 using the linked Dubai supplier offers and general cord-safety guidance. Published prices are examples with the stated scope, not an endorsement, availability check or guaranteed quote. We excluded an alternative supplier's conflicting headline and table prices rather than choose the lower number. This guide covers new manual roller and zebra blinds; powered systems, repair and fabric curtains need their own scope.
