The termites that matter for UAE buildings are subterranean: they nest in soil, need constant moisture and reach wood through the ground or through mud tubes built up walls. A garden villa supplies both: drip irrigation keeps the soil beside the foundation damp all year, and landscaping adds mulch, planters and buried timber close to the structure.

The written warranty should state:
- the years and start date;
- what you get — almost always free retreatment, not repair of damaged wood;
- what voids it: digging, landscaping or irrigation changes that break the barrier, plumbing leaks, or a skipped required annual inspection — and whether follow-up inspections are billed separately.
